Daytona Beach October 2006 Realty Statistics

There are 8,252 total listings in the Daytona beach area multiple listing service MLS for the end of October, 2006. 1848 listings were added and 311 were sold. There were 383 condos added and only 51 condo sales. Compared to 2005 the number of listings this year is almost double. There were 478 sales in 2005. The average condo sale price for October 2005 was %315,000 and in October of 2006 the average was $269,000. Florida Association of Realtors statistics for October, 2006 for Volu8sia and Flagler Counties show 692 sales this year compared to 1,033 last year and the median price dropped from $223,300 to $216,600.

ORMOND OWNERS REPORT THIRD QUARTER 2006 HELLO FROM ORMOND-BY-THE-SEA Ormond by the Sea Condo Market Watch There were 10 2 bedroom condos sold in the 3rd quarter (July-Sept.) this year compared to 31 sold last year in Ormond by the Sea. Business Briefs The hair studio has opened at 1182 Ocean Shore Blvd. Aylah’s Place Skin Care & Massage has opened at 1746 Ocean Shore Blvd. Volusia County Flooring Outlet is now open at the Ormond Mall at 1276 Ocean Shore Blvd. The Snowball is open at the old Sunoco Station at 1342 Ocean Shore Blvd. Selling ice cream, hot dogs etc. Jody’s Tender touch plants and fresh produce has closed. The Capriani Condo at 1425 Ocean Shore is now complete. 10 are still for sale in our Multiple Listing Service (MLS). The surfer shop at 1360 Ocean Shore has closed and a tattoo shop has opened there. Kazzoun Cleaners is open at 1472 Ocean Shore with cleaning, laundry and alterations. Mojo’s Cuban BBQ has opened where the ice cream shop was at 1800 Ocean Shore. Coming soon in the building behind the CVS at Granada & Ocean Shore is LuLu’s Bar & Grill. There is a handicapped "beach wheels" available at Tom Renick Park. Local Notes Air Tran Airlines will begin service from the Daytona Beach Airport to Atlanta January 12, 2007. Beginning February 15,2007 they will begin non-stop service to Baltimore. China One New York Style Chinese all you can eat buffet is now open at Bellair Plaza. The Old Fire Station has been demolished and work is beginning on the new and expanded facility. The station is operating out of temporary quarters at Bicentennial Park. Arts map. The Daytona Beach Area Convention and Visitors Organizations (CVB) has published a new brochure listing local arts organizations and events. The 400,000 square foot center is planned in Palm Coast between I-95 and Palm Coast Pkwy on 57 acres. Cosmopolitan, a planned 195 unit 8 story condo on North Beach St. in Downtown Daytona Beach has been put on hold due to the soft condo market. The Speedway has dropped its plans for a lifestyle center at its speedway complex and is looking into something that will blend better with the race track The Volusia Office Supply Building on W. Granada Blvd. has been demolished as part of the plan to re-vitalize downtown Ormond Beach with upscale restaurants. Love’s Truck Stop is now open on Rt. 1 in Ormond Beach at I-95 exit 273, Destination Daytona. The new Marineland Dolphin Conservation Center is now open. Work continues on the Bioscience Center and Restaurant, but a planned condo project has been put on hold. Daytona Beach has been selected at the League Headquarters for the WIFL (World Indoor Football League). Daytona Beach Thunder is the local team, playing their games at the Ocean Center. World Market has opened a store at 2400 W. International Speedway Blvd. Volusia County is digging small ponds (25’ diameter) in the Tomoka Basin Spoil Islands and stocking them with minnows that eat mosquitoes. The 15 acre site in downtown Daytona Beach that is now Daytona Marina & Boatworks may soon be single family estates and a 188 unit river front condo. Ormond Beach residents will vote on whether building heights should be capped at 75 feet. A.C.Moore has opened an arts and crafts store at 2400 International Speedway Blvd. Daytona Beach area beaches were voted Florida’s Best by readers of Florida Monthly Magazine. November 4 United Airlines resumes seasonal Saturday non stop service from Daytona Beach Airport to Chicago. The service continues until the end of April each year. Sad Story On November 10, 2006 Jim & Nancy Bridges leave Ocean View to retire to their new home in the mountains of Georgia. The Florida Association of Realtors reported Volusia & Flagler County sales of existing homes in September were down 43% from September, 2005. The median sales price also dropped from $224,400 in Sept. 2005 to $207,100 this September. The West Volusia Association of Realtors have 3 times the number of homes for sale thais year as last and the average days on the market has doubled. Statewide in Florida existing single family home sales were down 34% from last September and the median price went down 1%. There are currently 113 condos for sale in Ormond by the sea. There were 5 condo sales in Sept. compared to 6 in 2005. The average sale price in 2006 was just $700 less than in 2005 with the average sale price being $269,200. The median 2006 sold price was $256,000 while the 2005 median was $300,000. Four homes sold in Sept. 2006 compared to 22 sold in Sept. 2005. One of the 2006 sales was a 2 bedroom 2 bath home that sold for $185,000. Unmarried Females Buying Real Estate

A recent survey by the Harvard University Joint Center for Housing Studies indicates unmarried females ar the fastest growing segment of the housing market. The analysis indicated 15% prefer to live in condos while 34% prefer a small 2 bedroom home. Most can afford homes $200,000 and under. The average age of these buyers is 42 plus. They now account for 20% of all home buyers

Ormond by the Sea Condo Sales August, 2006 through the Daytona Beach area multiple listing service total 3 and the highest sale price was $225,000. Compare that to 2005 when there were 10 sales and one was under $225,000. The highrea sale price was $335,000 with 5 of the condo units selling for over $300,000. The 2005 average slaes price was $291,350.00 and the average 2006 sale price is $210,333.33. Condo sales have been slow and the small number of sales may make for strange statistics but the actual numbers of sales and the values are certainly much lower than condo sales figures from a year earlier. A recent National Association of Realtors report showed that investments and vacation homes together acdcounted for almost 40% of all residential trasactions in 2005. Vacation home sales increased almost 17% and investment home sales were up 15.5% from 2004 to 2005 The median price of vacation homes was up 7.4% and investment home prices were up 24% from 2004 to 2005. 11 percent of buyers own two properties and 4% own three or more properties according to the surveys. Home Buying Power August, 2006

According to the most recent national housing opportunity pulse survey by the National Association of Realtors only 14% say rising mortgage interest rates would keep them from buying a home. 34% cited increasing property taxes and 28% said a major concern was the rising cost of energy(electricity, etc.). According to the US Census Bureau the average month mortgage principal and interest payment was $840 in 2005 it was $1040, in April 2006 it was $1132. More than a 10% jump in the past year alone. The price of electricity was up 12% from February 2005 to February 2006 accoring to Energy Information Admininistration estimates. State and Local Property taxes per household in fiscal year 2003 averaged $985 and by 2004 that figure was $1121 according to the US Census Bureau. Florida Home Sales for July, 2006

Florida Association of Realtors figures for July 2006 show existing home sales dropped 1/3 from July 2005. Increasing mortgage rates, taxes, and insurance appear to be factors. Volusia County Housing Affordability

Housing affordability in Volusia County has taken a big hit according to the National Association of Home Builders Affordability Index for the second quarter 2006. In early 2000 Volusia County was 28th most affordable in the country. The Deltona-Daytona Beach-Ormond Beach Metro Area ranked just below Orlando at number 134. There are a total of 10 Florida Metro Areas ranked more affordable. The index uses the median household income and the median selling price of homes and indicates that 31.4% of homes are affordable at the median income.

U.S. Home Sales - June 2006

The Commerce Department reported that new home sales dropped 3% last month. This was the first decline since the 11.5% drop in February 2006. June 2006 Volusia County & Florida Real Estate

Florida Association of Realtor figures show the median price of a single family home in June increased 6% to $221,300. The median was $208,700. Condominium sales were quite the opposite with the median sale price of a condo dropping 14% from $265,000 in June of 2005 to $228,100 this year. In Florida the number of existing single family homes sold was down 29% in June compared to last year but the median sales price increased to $257,800. Florida condo sales were down 35% from last year and the state wide median sale price dropped slightly to $212,500.

REAL ESTATE MARKET ANALYSIS Many economists are looking for sales of both new and existing homes to fall by around 10% this year as rising mortgage rates crimp demand. The lowest mortgage rates in four decades helped to propel sales to five straight annual records from 2001 through 2005. A recent report from the Commerce Department indicated sales of new single family homes increased 4.6% in may. The largest increase, 6%, was in the south. Many economists also believe that the huge backlog of unsold homes will put more downward pressure on prices in coming months. Volusia County Property values

County property appraisers provide property value information to local governments by July 1 of each year. This year the total Volusia County taxable value reached 838 billion. There have been ten consecutive years of increases with 2006 setting a new record at 28% increase. Flagler County values hit $10.9 Billion, a 37% increase. Volusia taxes will increase $171 Million if tax rates are kept the same as last year.

Ormond by the Sea Real Estate Market Analysis

Here's my take on the current Ormond by the Sea Real Estate Market. The slowdown in the current Real Estate Market has talk again about that big "Bubble" bursting. I don't see it that way. Many investors were speculating in Real Estate over the past few years due to the rapid increase in property values. What they wound up doing was to make the values increase even faster due to the demand they created. Most of the investors that were able to sell will put their profits into the stock market or elsewere now since the Real Estate Market has slowed. The Real Estate Market performed well prior to the influxs of speculators and I believe that following a "correction" that we are now experiencing properties will once again be selling. When property values are increasing quickly and properties for sale recieve multiple bids buyers have few choices. Now that things have slowed buyers have many more properties from shich to choose. Florida has no state income tax on earned personal income. Maybe that's why over 1,000 people move to Florida each day, or maybe the weather has something to do with it. There are many reasons for people to migate to Florida nad with the baby boomer generation reaching retirement age there appears to be reason to believe that the Ormond by the Sea Real Estate Market will be very strong again soon. According to U.S. Census Bureau figures Flagler County, The neighbor to the north of Ormond by the Sea, for the second consecutive year, is the fastest growing by percentage. For the period ending July 2005 the County population grew 53% since the 2000 census.

Condo Association Windstorm Insurance

Volusia County oceanfront condo Associations can expect windstorm insurance rates to increase up to 222% this year. 8 Hurricanes in the past 2 years caused insurance losses over $30 Billion. The state will contribute hundreds of millions of dollars toward the losses of the Citizens Property Insurance Corp., the state backed insurance of last resort, and policyholders will be expected to pay the rest.

Real Estate Market Updates

Ormond Beach Real Estate Market watch The Florida Association of Realtors recently released statistics for March 2006. According to their figures for Volusia and Flagler Counties single family existing home sales were off for the 3rd consecutive monthe when compared to last year. 2006 saw 31% fewer sales but the good news is the the mediasn sales price increased 18%. Nationally the median sales price increased 7.4% in March as compared to 2005. Statewide the median price rose 17% while sales were off 22%. The U.S. Commerce Dept. recently reported that sales of new homes ion March were up but the median price dropped 22%.

LOCAL NOTES -Marineland has reopened after 2 years of construction and remodeling. -The old Happy Whale Restaurant (across from Alfies) has been demolished. Volusia County has purchased the property and plans to make it into a landscaped parking lot with rest rooms and sitting areas. -Marriott has opened a Residence Inn on Richard Petty Blvd., near the airport. -Repairs to the Flagler Beach Pier, damaged by the 2004 hurricanes are now complete. -The Grand, a proposed 420’ high 42 story resort building is planned for Atlantic Ave. and Oakridge Blvd. -There are currently 2,252 condo units in 19 buildings under construction in the Daytona Beach Area. -University of Phoenix has opened a campus at the Cornerstone Office Park at the intersection of LPGA and Williamson Blvd. They expect to have 500 students within 5 years. -Volusia Marketplace will be the name for the shopping center opening later this year in the old Builders Square building that closed 7 years ago. Initial plans are for a Mexican Grill, Panera Bread, Arts & Crafts and Linen Outlet all to open by this fall. -Halifax Medical Center has announced plans to expand its facility at the current site. A new 10 story tower will be added by 2009. The expansion will add 204 new private rooms and 107 emergency department rooms. -The County effort to stabilize the dunes in front of Sunny Beach Club and Villa Sereno (2730-2750 Ocean Shore Blvd.) was helped along by residents and volunteers planting approximately 1,000 sea oats plants. -University of Florida researchers estimate 1100 people are moving to Florida every day. -The Historic Ormond by the Sea Scenic Trail Corridor Advocacy Group expects to receive approval for making part of A1A, John Anderson Drive and Highbridge Rd. a Scenic Highway, paving the way for state grants for improvements. -Agreement has been reached between the developer and the last business hold- outs to allow the Boardwalk Revitalization Project to move forward. Plans call for twin condo- hotel towers with up to 500 rooms and restaurants and retail stores on the ground floor. -Hilton has opened a 94-unit Homewood Suites Hotel on Bill France Blvd. -Florida State University, in an agreement with DBCC and Halifax Medical Center plans to train 40 Medical Students here beginning in 2008. -Nova Shoppes, just south of Granada on Nova Road is now open. Tenant Restaurants include Tijuana Flats, Smoothie King, Firehouse Subs, Little Caesars Pizza, and Tokyo Japanese Steakhouse. Other Tenants include a Dollar Store and Atchley Appliance and TV.

ORMOND OWNERS REPORT FOURTH QUARTER 2005 HELLO FROM ORMOND-BY-THE-SEA Business Briefs: Cappuccino’s is open at 1760 Ocean shore. They have quick breakfast and coffee. Coldwater Creek Women’s Apparel will open a 5,500-sq. ft. store at the Trails shopping center this spring. Local Notes: United Airlines Express begins flights between Daytona Beach and Washington Dulles Airport Feb.8 ,2006 The News-Journal Center for Performing Arts will open Jan. 27, 2006 A 2.5 mile nature trail is now open at North Peninsula State Park. There is a map of the trail at its beginning. Florida Hospital Ormond Memorial will be building a new facility, scheduled to open in 2009. Progress had been delayed due to a suit by Halifax Medical Center. Sections of A1A in Flagler Beach continue to have washouts. Workers continue to pack sand and rocks until a permanent solution can be found. The Historic Volusia County Courthouse has reopened after a 10-year restoration project. The downtown Deland courthouse originally opened in 1929. Construction has begun on the former Builders Square site, which will convert it into a retail center with shops and restaurants. The site, at the corner of International Speedway Blvd. and Williamson Blvd. will open this summer and be named Volusia Marketplace. A Smokey Bones BBQ Restaurant is planned for a former car dealership at 2280 International Speedway Blvd. Real Estate Market Watch The number of properties for sale has been growing and the availability of ready, willing and able buyers has shrunk. On July 1, 2004 there were only 4 condos for sale in Ormond by the Sea. As of Dec. 27, 2005 there are 66! In 2004, the condo market was booming! Prices were increasing and available units were selling in days, sometimes with multiple offers. The hurricanes slowed things for a few months but everything seemed to pick right back up and continue the hot market. The 4th quarter of 2005 began a slowdown in the market. Some say it is due to major hurricanes (Katrina & Rita) that caused people to think twice about buying near the ocean. Others say it is due to the increased interest rates. Still others believe much of the problem is the high taxes that continue to increase for out of town owners as the property values escalate. The next several months will tell us if this is a market "correction" or if we are coming into a period of "Buyers Market"conditions. Some believe that activity will pick up again and prices will ultimately continue to rise, although at a much slower rate than the past few years. Not just Ormond by the Sea and not just condos are seeing these changes. There were 3,336 homes for sale in the Daytona Beach Area Multiple Listing Service in mid December compared to about 800 last year. Would you feel better if we were number one? Daytona Beach is No. 1 among residential real estate markets with a disproportionate increase during the past two years of purchases by investors, instead of by people intending to live in the units, a recent analysis by the Credit Suisse First Boston investment banking firm said. As recently as 1998, 1999 and 2000 investors represented 14 or 15 percent of all single-family unit purchases in the Daytona Beach market. But in 2004, investors accounted for 32 percent of all purchases. On overall risk , the Daytona Beach house and condo market tied for fourth place among 50 major U.S. markets, the CSFB analysis said. Credit Suisse First Boston created a formula rating each market with a "risk index". The index includes five factors the analysts pinpointed as crucial to increased demand for housing. In addition to the change in investor presence in the market, the factors are: the pace of recent price increases, the percentage of "exotic" mortgage financing, the market’s job growth and constraints on housing supply. The Daytona Beach area got whacked on price appreciation, too, ranked nine on a scale of one to 10, with 10 being the worst. Web Log Ocean View has begun work on a web log (blog). Save the Ormond Yacht Club

Newcomers to the area do double-takes when they see the sign, Ormond Yacht Club, on an old gray-shingled building standing in shallow water just north of the bridge. They think the residents of Ormond must be kidding. What kind of boats would tie up where an oyster bar is visible at low tide? And of course it is a kind of local joke. But the aging stru ct u re is only a remnant of what the O.Y.C. once was. When built in 1910, the complex included a dock that ran all the way from the clubhouse to the main river channel. According to current O.Y.C. president Kevin Callahan, the club in its heyday even rented slips to residents of the Ormond Hotel. Callahan is also quick to point out that the current fund drive by members of O.Y.C. to stabilize the building has nothing to do with making it a working boat dock again. It’s the building’s history, its status as a local landmark, that’s worth preserving. Club members are worried that the structure won’t withstand another hurricane. They borrowed $45,000, on top of thousands they’d already spent, to replace pilings and to shore up the foundation and subflooring. The goal is to raise $100,000 to complete the job. As a means to that end, membership dues have been raised to $200. Membership, Callahan explains, is limited to 100; anyone wanting to join must get an application from a current member and is generally expected to have been a long standing re s ident of the Ormond community. Callahan himself joined O.Y.C. eight years ago and has lived in Ormond over 40 years. In the future the club may apply for grant money. The yacht club is, after all, listed on the National Register of Historic Places. N Other fund raising efforts include a banquet planned for January at the Ormond Beach Woman’s Club building across the street. But if it’s a private club, why should non-members make contributions? "We thought about that," says Callahan, "but when we tried to give the building away years ago, nobody wanted it. So we think of ourselves as caretakers." When the foundation is restored and the walkway safe, he adds, the building may be accessible for public visits. But most people donating money for the restoration don’t seem to be interested in what’s inside anyway. There’s not much to see, according to Callahan. Upstairs is a meeting room, downstairs a pool table. The highlight is the East Room window with a great view of the river. In other words, it’s the public’s view of the building from the shore that’s important. Or as one contributor said, "I just can’t imagine Ormond without the Yacht Club. It’s like a trademark." The hope is that more people will agree. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida.
