Volusia/Flagler Home Sales August, 2006

Florida Association of Realtors reports 731 existing homes sold in the 2 county area in August compared to 1,331 in August, 2005, the median price also declined for the second straight month from $227,880 in August 2005 to $215,400 this year. Ormond by the sea home sales in August, 2006 totaled 17 with an average pridce of $280,499. Two the the homes sold for over #300,000. These figures compare to 37 sales in August 2005 with an average sale price of $259,l000. 2 Ormond by the Sea homes sold for over $300,000 in August, 2006 while 9 sold for over $300,000 in August, 2005. As examples, a 2 bedroom 1 bath in the Seaside subdivision sold for $215,000 in august 2005 after being on t5he market less than 90 days. A similar home in the same subdivision in August 2006 sold for $177,000 after 162 days on the market. Ormond by the Sea Condo Sales August, 2006 through the Daytona Beach area multiple listing service total 3 and the highest sale price was $225,000. Compare that to 2005 when there were 10 sales and one was under $225,000. The highrea sale price was $335,000 with 5 of the condo units selling for over $300,000. The 2005 average slaes price was $291,350.00 and the average 2006 sale price is $210,333.33. Condo sales have been slow and the small number of sales may make for strange statistics but the actual numbers of sales and the values are certainly much lower than condo sales figures from a year earlier. One example is Seabridge Condo unit #107 sold in August,2006 for $215,000. A Corinthian Villa first floor condo unit sold in August 2005 for $262,500. A recent National Association of Realtors report showed that investments and vacation homes together acdcounted for almost 40% of all residential trasactions in 2005. Vacation home sales increased almost 17% and investment home sales were up 15.5% from 2004 to 2005 The median price of vacation homes was up 7.4% and investment home prices were up 24% from 2004 to 2005. 11 percent of buyers own two properties and 4% own three or more properties according to the surveys. Volusia Couny Personal Income grew 6.6% in 2005 according to the U.S. Bureau of ecoomic analysis. This is the total income from all sources in the entire county divided by the number of people. Income growth compared favorably to the 2.9% inflation rate. The National average income growth was 5%. The bad news is thet Volusia County income ranked 276 out of 361 metro areas still, in the bottom third. Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
