September 2007 real estate market watch

September 2007 figures from the National Association of Realtors indicated sales or existing homes were down 8% from a year earlier. For Volusia & Flagler County, the median sales price was $192,700 for September, which was down from $207,000 in September 2006. These regional & national figures are interesting but they do give a true picture of the current market in Ormond By The Sea. National and regional statistics may be usefull for identifying overall trends. But how can you otherwise get anything from a number combining sales of a 1 bedroom cabin in Maine with a 25,000 square foot mansion and a 10 million dollar oceanfront home and with a ranch house in the mid west? The Florida Associstion of Realtors median sales price for Volusia & Flagler County for 2007 year to date is $202,222. That compares very favoravble to the $204,400 figure in 2005 except that anyone with experience in the real estate market will testify that values have decreased much more than the $2,000 indicated by these statistics. Overall I get the feeling we are at the bottom of the value decrease. All we need to do is get more sellers to understand that the 2005 high prices are no longer attainable. My quick look at September 2007 shows the average of $115,000 for Ormond By The Sea homes. Ormond by the Sea condo sales July - Sept. 2007

Here is my quarterly analysis of 2 bedroom 2 bath condos sold in the July to September quarter of 2007. There were 16 sales (4 other sales were 3 bedroom, or 1 bath, etc.) of those, 9 were ocean view units on the west side of A1A, 5 were directly on the beach, and 2 were townhouses. I must point out that 2 of the 16 sold were Ocean View Realty Group Listings. So if you are thinking of selling contact Marion O'Connor at ocean View to get a realistic assessment of the current market and get a hard working Realtor to help you sell. The average sale price of the 2/2 ocean view condos was about 213,000 compared to almost 263,000 in the same quarter in 2006. Aside from two very low sales in July to September 2005 all 13 of the others were $290,000 or above with 6 of those at or above $315,000. The highest price paid in 2007 was a 4th floor Ocean House end unit that sold for $275,000. Red Tide in Ormond By The Sea

The past couple of weeks there has been Karenia Brevis, also known as Red Tide, killing fish and making us cough in Ormond By The Sea. The dead fish are not numerous, there appear to be many more at Flagler Beach than here in Ormond By The Sea. Volusia County Florida Housing Market

Volusia County Florida Housing Market Housing starts in Volusia County, Florida averaged over 4,000 per year from 1999 to 2000. Starts for this year are expected to be around 2500 and possibley hit 3,000 in 2008. The record year was 2005 with 6453.If growth continues at the current level we would need 3600 starts to keep up according to Rick Michael, Director of the Volusia County Dept. of Economic Development. Less starts would mean that the exhisting home market would need to fill the gap. September 2007 Ormond By The Sea condo market Please note that the statistics I quote in these Ormond By The Sea condo market update articles are taken from the Daytona Beach Area MLS.Four condos sold in September 2007 and that compares favorably to 4 sales in 2006 and 6 sales in 2005. Only one of the 2007 sales was a 2 bedroom 2 bath across A1A from the beach and it sold for $215,000 which appears to be in the range with the past couple of months ($208,000 in July and $212,000 in August). Activity has continued at a relatively stable pace as far as potential buyers "looking" and inquiring about condos for sale. Some potential buyers may have been waiting to see if there would be a problem with hurricanes, and there was not, or if prices would go lower, and they have not. Adding low interest rates to the mix makes this a good time to buy.There are 130 condos for sale in Ormond By The Sea, of which 101 are 2 bedroom 2 bath and 79 are across A1A from the beach. Asking prices range from $183,000 at Kingston Shores to $374,000 at Sunrise. Ocean View condos (non townhouse) prices begin at $215,000. There are 42 condos (2 bedroom 2 bath) priced at $250,000 or less and 20 priced at $290,000 or more. Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
