Daytona Beach Pier Restoration

The city of Daytona Beach, Florida recently took full control of the 745-foot- long pier in the heart of the beachside tourist district. Restoration work has begun and is expected to be completed by February 2010 when the city hopes to reopen the pier along with the restaurant and gift shop. Additional improvements will probably continue while the pier is open to the public. The sky ride will probably be refurbished also.

Median sale price for Ormond Beach Florida sales


This chart from Trulia shows the median sale price for all Ormond Beach Florida sales from January 2000 to  2009.  From the low of $89,000 in 2000 the median went up to $278,000 in 2006 and is now close to $150,000, which is about where we were at the end of 2003 and beginning of 2004.

The post office in Ormond by the Sea, Florida has moved to the former Sunoco service station at 1342 Ocean Shore Blvd. The new location is across from the Tiffany Condos and is open until noon on Saturdays.

Washington Oaks State Park Becomes A Historic District

The Washington Oaks Gardens State Park off A1A in Flagler County recently was listed on the National Register of Historic Places and designated a Historic District for the period of 1937 to 1965. The Historic District encompasses 21 acres of the 389 acres National Park. During the recent celebration a new gift shop opened in one of the old re-furbished buildings. Marineland, in Northern Flagler County received the Historic designation in 1986. The Florida Tennis Center at Daytona Beach to host Youth Tournament

The Daytona Beach Tennis center will host the USTA Junior Team Tennis Summer Section Championship on August 6, 2010 to August 8, 2010. This makes the first time this tournament is to be held at the 24 Court Tennis Center since it opened in 2001. Winners will compete in the National Tournament. Palm Harbor golf club re-opens in Palm Coast, Florida

The City of Palm Coast bought the Palm Harbor Golf Club in 2007 and re-opened the course for play November 8, 2009. The course has seen many changes & improvements and is open to the public without club membership requirements. Palm Coast residents receive a discounted rate. Improvements at the Daytona international Speedway for the Daytona 500

Construction has started to add an interactive fan area outside Turn 3 It is expected to be completed in time for the Daytona 500. Current plans call for a go-kart track, play area, Ferris Wheel, and a fan hospitality area.

Also under construction is phase one of the frontstretch renovation on the old dog track property behind the Keech and Lockhart Grandstands that will add two additional gate entrances and improved landscaping and lighting. November 1, 2009 Ormond By The Sea, Florida Condo Market Analysis

The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea.
The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000. With one exception every condo (32) with an asking price of $250,000 is either directly on the beach or a 3 bedroom. More than half (60) of the condos for sale in Ormond By The Sea, Florida have an asking price of $200,000 or lower, with 26 or those being under $150,000 and 11 of those have an ocean view.

October 2009 Condo Sales in Ormond By The Sea, Florida


Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.

One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor. Both of those buildings feature secured entry, inside laundry, underground parking and more than 1150 sq. ft. of living area. Both units were in good condition and sold fully furnished.

October 2009 home sales in Ormond By The Sea, Florida

There were 12 single family homes sold in Ormond By the Sea, Florida in October, 2009 through the Daytona Beach Area Association of Realtor Multiple Listing Service (MLS).  Surprisingly, none of the sales were 2 bedroom 1 bath.  All had either 2 baths or 3 bedrooms.  The lowest sale price was $125,000 on Seaside Drive and the highest was $420,000 on Coquina Key Drive.  Five of the sales were under $150,000.  One sale for $270,000 was on the east side of A1A.  Nine of the 12 sales had at least 3 bedrooms.

New Watering Restrictions

Beginning November 1, 2009 new watering restrictions take effect. Watering is only allowed before 10 AM or after 4 PM and when dayligh savings time ends watering is only allowed 1 day per week. Even number addresses may water only on Sunday and odd number addresses may water only on Saturday. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
