Daytona Beach Area Real Estate Market

Realtor sale of single family homes through the Daytona Beach area MLS were up 13% in December 2008 compared to December 2007, but the median price came down 22%. For the same comparison, condo sales were down 10% and median prices were down 35%. Statewide values were down 32%. Comparing 2008 sales to 2007 sales for Florida, the overall average of single family home sales was down 4% and values decreased 20%. The Daytona Beach area including Ormond By The Sea, residential sales were down 9% with a 16% drop in sales prices. February 2009 Ormond By the Sea Condo Market

There are currently 106 Condos For Sale in Ormond By The Sea. More Sellars are realizing and understanding that values are coming down as reflected by the asking prices. Twenty percent of the condos For Sale (22) are asking $170,000 or less. Almost half (51) are asking $200,000 or less. Only 8 Condos are priced from $300,000 to $399,000. In 2006 sale prices for 2 bedroom Condos on the west side of A1A ranged from $265,000 to $346,000. Only 3 Sellars of those Ocean View Units continue to ask more than $265,000. Everything else in that price range and above is 3 bedroom on direct ocean front. We can only hope that your tax bells are reflecting the reductions in property values.

January 2009 Ormond By The Sea Condo Sales

Realtors sold three Condos in Ormond By The Sea in January 2009 through the Daytona Beach Area Multiple Listing Service (MLS). All 3 sales were in direct oceanfront buildings. A one bedroom at Sands Point was sold by Marion O'Connor of Ocean View Realty Group for $95,000. A studio at Aquarius Condo sold for $116,900 and a 2 bedroom, 2 bath at Seawinds sold for $257,000. There were also 3 sales in January 2008 and January 2007. If we look back to January 2005 there were 13 sales. Except for two units, all of the 2005 sales were within 2 months of listing. The shortest time for a January 2008 Condo sale was almost 6 months from listing.
