A few hints for buyers who need to finance a real estate purchase. 

- Obtain a recent credit report and review it with a mortgage specialist.
There may be ways to raise your score prior to applying for a loan.
-Increase the down payment. Since risk-averse lenders are avoiding conventional 95 to 100 percent mortgages, an applicant who can make a 10 to 20 percent down payment is much more likely to be approved.
-Be prepared to verify income and assets. It’s far more difficult to obtain “no-documentation” or “low-doc”
loans today because of stricter underwriting standards.
-Apply for a government-guaranteed loan from the Federal Housing Administration (FHA) or U.S. Department of  Veterans Affairs (VA). These loans can finance up to 100 percent of the purchase price.
-Shop around for rate quotes from banks and mortgage companies and get a pre-approval letter indicating the amount of mortgage financing you qualified for.

Now for a few things to avoid while getting ready to apply for a home loan
(or even after you apply but before the loan is closed).

1. Do not change jobs, become self-employed or quit your job.
2. Do not buy a car, truck or van (or you may be living in it)!
3. Do not use charge cards excessively or let your accounts fall behind.
4. Do not spend money you have set aside for closing.
5. Do not omit debts or liabilities from your loan application.
6. Do not buy furniture especially if it needs to be financed.
7. Do not originate any inquiries into your credit.
8. Do not make large deposits without first checking with your loan officer.
9. Do not change bank accounts.
10. Do not co-sign a loan for anyone.

What is a condo?

So what is a condo anyway??

Condo is simply a short name for condominium and is often used to describe an individual unit as well as the complex.
A condominium is individual ownership of a unit in a multiunit project that also includes undivided ownership of common areas such as grounds, parking lot, pool, etc. The project itself is generally similar to an apartment building except that each unit is individually owned. Condominium units may be occupied by full time residents, second homes used at various times throughout the year by family & friends of the owner, and/or available for rent.

Condominium Associations
Each condominium is run by an association which is made up of the unit owners. The association is a not for profit corporation with responsibility for maintaining the common elements of the condo including the building exterior. Unit owners are members of the corporation and they elect a volunteer board of Directors from their membership to run the day to day operations and maintenance of the building and grounds. Every unit in the complex has one vote in matters requiring a vote of the membership.
Each condo has By-Laws and Rules & Regulations governing use of the property & various restrictions such as on pets or rentals. Governing documents are recorded in the public records when a condominium is created and dictate how the association and the board of directors is made up, elected, the annual meeting and other corporate matters. Condominiums are a product of quality design and a sensitivity to the needs of residents.

Mortgage Companies May Sue Walk-Away Borrowers


ATLANTA, Feb. 22—Homeowners who are considering "walking away" from their home to avoid making their mortgage payment need to know that their mortgage company may try to file a lawsuit to recover the amount owed on the home.
In addition, homeowners who sell their home for less than the amount they owe—a process called a "short sale"—may be sued for the unpaid balance, even after the sale of the home. Finally, homeowners with unpaid home equity loans or second mortgages may also face legal action if they "walk away" from an unpaid mortgage, or conclude a short sale.
"My advice is that no homeowner should ever simply walk away or turn in the keys without receiving a document that absolves them of all liability," said Frank Alexander, professor of law at Emory University School of Law and a member of the board of directors of Consumer Credit Counseling Service (CCCS) of Greater Atlanta.
"A borrower facing a foreclosure should assume that a post-foreclosure lawsuit is possible," said Alexander. "In addition, no homeowner should ever participate in a short sale without receiving a signed agreement clarifying that all outstanding debt has been forgiven. The same is true for all deed-in-lieu of foreclosure resolutions."
Before the current mortgage crisis, mortgage companies usually did not sue homeowners after foreclosure or short sales because many borrowers had little income and few remaining assets, according to Alexander.
But the increase in homeowners deciding to "walk away" from their homes means mortgage companies may file more lawsuits to try and recoup their losses. In addition, Alexander says that mortgage companies are often selling promissory notes for the amount owed on the mortgage, at steep discounts, to collection agencies. The collection agencies will likely pursue the former homeowner to collect the amount owed.
Because some borrowers who decide to walk away from their homes still have good incomes, Alexander predicts an increase in the number of lawsuits filed by mortgage companies to obtain garnishment of a homeowner's wages. "Garnishment actions are going to become quite common in late 2010 and throughout 2011 and 2012," he says.
If a homeowner involved in a foreclosure, a short sale, or deed-in-lieu of foreclosure has any questions about this issue, Alexander recommends that they hire an attorney to determine if their mortgage company has any basis for legal action.

China Taste is coming soon to Ormond By The Sea, Florida

There is a coming soon sign at 1228 Ocean Shore Blvd. at the Ormond Mall for China Taste, a take out only Chinese restaurant. Chinese Taste will be a couple of doors down from the hairdresser toward the south end of the mall. We can only hope that the food is good and that they can stay in business longer than the Chinese Buffet that was at the north end of the mall a few years back.

January 2010 Ormond By The Sea, Florida home sales

Only one of the 7 January 2010 Ormond By The Sea, Florida homes that sold were bank owned or short sales.  There are 35 additional homes under contract awaiting closing and almost 70% of those are forclosures or short sales.  A short sale is when the lender accepts less than what is owed on the mortgage for a property.  Last January (2009) there were 5 sales, and in January 2007 & 2008 there were 10 homes sold. 

The homes sold in Ormond By The Sea, Florida in January 2010 range in price from a 2-bedroom 1-bath on Azalea Drive for $89,900 to a 4-bedroom on Sea Oats Terrace with a pool and ocean view for $450,000.  The average sales price for the 7 sales was $178,743.  The Sea Oats sale was a short sale and added $45,000 to the average sale price for the month.

Ormond Mall Publix Update

The Ormond Mall Publix in Ormond By The Sea, Florida is coming along nicely, in anticipation of an early March 2010 opening. The exterior of the building looks complete and half the parking lot has been refinished. In a quick peek inside, before I was evicted, I saw the check out stations in place and the freezer aisles all ready.




It looks like Ormond by the Sea, Florida will have a big beautiful new Publix store in about a month.

January 2010 Ormond By The Sea, Florida condos sold

In January 2010 through the Daytona Beach area MLS there were 2 condos that sold in Ormond By The Sea, Florida.  A 1-bedroom at Ocean Shores Condo sold for $50,000 and a 3-bedroom at Oceanaire sold for $250,000.  Since 2006 there have been 4 or fewer sales every January.  There were 13 sales in January, 2005.  There are currently 7 Ormond By The Sea condos under contract awaiting closing.  The Ocean Shores condo was a renovated 3rd floor unit that was on the market 91 days.  The Oceanaire condo was a top floor unit with a large roof deck, storm shutters and a fireplace that was on the market for 327 days.

As an example of how values have droopped in recent years, the Oceanaire 3-bedroom that sold has one other just like it that sold in 2005 for $500,000 and again in 2006 for $400,000.

Ormond By The Sea, Florida has 124 homes for sale through the Daytona Beach area MLS.  An additional 35 homes are under contract awaiting closing and almost 70% of the 35 are short sales or forclosures.  Asking prices of the 124 homes for sale range from $74,500 to $1.7 million.  About half of the homes are priced under $200,000 and 10 are under $100,000.  About 20% of the homes are 2-bedroom 1-bath and they are priced up to $230,000.  Three bedroom homes with 2 baths account for 52 of those for sale and are priced from $75,000.

There are 88 condos for sale in Ormond By The Sea, Florida through the Daytona Beach area MLS as of February 1, 2010.  Directly on the ocean within the Ormond Beach city limits (from Ormond By The Sea to Granada Blvd.) there are 7 condos for sale and that number is not included in the 88 Ormond By The Sea total.  The average time on the market for the 7 Ormond Beach condos is 304 days and the average asking price is $268,814.
Asking price for the 8 Ormond By The Sea, Florida condos for sale range from $87,500 at the Winchester Manor to $750,000 for a 4-bedroom at the Tiffany.  Forty-seven of the 88 have asking prices of $200.000 or less.
Asking prices for 2-bedroom 2-bath condos on the west side of A1A range from $114,900 to $249,900 and both happen to be Kingston Shores units.  The average asking price is $170,622 for the 2/2 on the west side of A1A in Ormond By The Sea, Florida.

Ten year Ormond By The Sea Florida Condo sales analysis chart by Ocean View Realty Group

Ocean View Realty Group compiled this analysis of Ormond By The Sea Condo sales through the Daytona Beach Area Association of Realtors Multiple Listing Service for the 10 year period of 2000 to 2009. This is the decade in review. Ormond By The Sea Florida Condo sales statistics for the past decade.

Three new condominium buildings opened in the decade, Barrier Island at 3000 Ocean Shore Blvd. opened in 2000, the Ocean Shore Condo at 1075 Ocean Shore Blvd. opened in 2002, and the Capriana at 1425 Ocean Shore Blvd opened in 2006.

If average sales prices increased 5% each year from 2000 to 2009 the average sale price in 2009 would be $152,409 for a 2 bedroom 2 bath condo on the west side of A1A in Ormond By The Sea, Florida. Take a peek at the 10 year chart below to get the real picture of the rising and falling sales price average going from $93,566 in 2000 to $156,785 in 2009.

Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
