Chillin' Out On The Beach Has Closed

Chillin' Out On The Beach Restaurant in Ormond By The Sea Florida Has Closed
       

The Chillin' Out On The Beach Restaurant in Ormond  By The Sea at 2986 Ocean Shore Blvd. has closed.  There is an "available" sign on the building and the restaurant signs have been removed.   This appears to be another victim of the difficult economic times we are facing.

Florida’s condo Market for July 2011



According to figures released recently by the Florida Association of Realtors® forJuly 2011, in Florida's year-to-year comparison for condos, 6,619 condos sold statewide last month compared to 5,904 in July 2010 for an increase of 12 percent. The statewide existing condo median sales price last month was $90,900; in July 2010 it was $87,800, a 4 percent increase.
For the Daytona Beach MSA which includes Volusia and Flagler Counties, Existing Condominium sales were slightly lower than 2010 but the median sales price increased 28% to $152,500 in July 2011.

Five condos sold in Ormond By The Sea, Florida during July, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS).  The total of 5 sales is higher than last July when there were 2 sales.

I have been asked to provide a market report for Ormond By The Sea Florida to be published in the Daytona Beach Pennysaver in early September so I thought I would share it here as well.

From July 8 through August 11 there were 19 homes and 7 condos sold in Ormond-by-the-Sea Florida. The homes range in sale price from $63,500 to $455,000. The condos range from $90,000 to $190,000.

There are currently 95 homes For Sale in Ormond by the Sea, ranging from $65,000 to $1,995,000 and 63 condos with asking prices between $98,000 and $520,000.
The inventory has been reduced significantly.
There has been a significant reduction in the inventory of homes and condoe for sale in Ormond by the Sea in the past year.  This time last year there were 101 condos and 120 homes for sale in Ormond By The Sea and at the beginning of 2011 there were 108 homes and 88 condos.  That is a significant inventory reduction and could be an indicator that the Ormond by the Sea market is beginning to stabilize.

Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 17 Ormond By The Sea, Florida homes sold in July, 2011. Five (5) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 33 homes under contract waiting closing and 14 of those have lender involvement. The highest priced home sold was a 3 bedroom on Spanish Waters for $258,000 and the lowest priced was a 2-bedroom 1 bath on Essex Drive for $63,500.
Comparing to last year, there were 18 Ormond By The Sea Florida homes sold in July, 2010 and 5 of those involved the lender. There were 9 homes sold in July 2009.

There are 97 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) as of July 31, 2011. An additional 33 homes are under contract awaiting closing. As has been the case in recent months lenders are pricing their properties more aggressively to get quicker sales. Lenders are involved in 10 of the 97 homes for sale (10%) but 14, almost half (42%) of the 33 homes under contract. Asking prices for Ormond By The Sea homes currently for sale range from $75,000 to $1,995,000.

As of July 31, 2011 we have 70 Ormond By The Sea Florida condos for sale through the Daytona Beach Area Realtors® Multiple Listing Service (MLS). There are 49 priced under $200,000 and 2 of those are under $100,000. Additionally, there are 9 condos under contract pending closing of which 4 involve the lender. There are 7 of the 70 condos for sale involving a lender , either short sales or foreclosures. At the end of 2010 there were 88 condos for sale so the inventory has come down about 20% so far this year.

Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
