Bicentennial Park in Ormond By The Sea, Florida has been renamed Michael Crotty Bicentennial Park

Mr. Crotty, a lifelong area resident and attorney died in an automobile crash last year.  He worked tirelessly with many area charities and youth organizations.  He graduated from Father Lopez High School and Stetson Law School.   The County Council voted unanimously to rename the park in honor of Mr. Crotty.

An Attitude of Gratitude - Realtor Al Weeks is honored
Realtor Al Weeks was well respected and loved in Ormond By The Sea, Florida and was very active in any & all issues impacting the community for many years.  His real estate business served Ormond By The Sea Florida for over 25 years and through that time Mr Weeks was a tireless advocate for the community he loved.
Mr. Weeks spent many years working with the county council, the sheriff, the county property appraiser, code enforcement and other elected officials on issues to improve the quality of life for Ormond By The Sea residents and visitors.
A few of Mr. Weeks' accomplishments include demolition of eyesore buildings, increased sheriff patrols, sidewalks along A1A, Ormond By The Sea parks and meeting of residents with elected and other officials to discuss important issues.  Letters, phone calls and personal meetings with anyone who could help all became the way Al Weeks Sr. would go after issues important to his beloved Ormond By The Sea.

Realtor Al Weeks, Sr. passed away October 27, 2010. 

North Shore Park in Ormond By The Sea, Florida on November 5, 2011 was officially designated to the memory of Al Weeks, Sr.  The park was renamed Al Weeks, Sr. North Shore Park in his honor.  This is a fitting tribute since the site of the park is where Al Fought for years to remove the Happy Whale condo building & make way for a park to facilitate public access to the beach in Ormond By The Sea.  The county council, recognizing the tireless efforts of Mr. Weeks over many years, had voted unanimously to dedicate the park, which is directly on the beach, by adding Mr. Weeks' name.  Al Weeks was thought of by many as the unofficial Mayor of Ormond By The Sea Florida.

Have you seen a Roundabout?
Growing up in Quincy, MA there was a traffic circle as you approached the Fore River Bridge that we called a rotary. My understanding was back in the 1950’s these rotary configurations were no longer being built due to traffic and other issues. Recently in Palm Coast, Florida I came across 2 traffic circles called Roundabouts. The name is for a configuration that gives traffic in the circle the right of way and entering vehicles must yield. Both of the Palm Coast Roundabouts are in Town Center. One is at the intersection of Central Avenue and Town Center Blvd. The other is on Landing Blvd. at the east end of Palm Coast Landing Shopping Plaza about a block off route 100. So it seems these traffic circles may be making a come back since the town center development in Palm Coast is less than 10 years old. Have you seen a Roundabout?

Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 22 Ormond By The Sea, Florida homes sold in October, 2011. Three (3) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 22 homes under contract waiting closing and 10 of those have lender involvement. The highest priced home sold was a 3 bedroom on Ocean Edge Dr for $475,000 and the lowest priced was a 2-bedroom 1 bath on Hibiscus for $65,000.
There were as many homes sold in October, 2011 as in the past 14 years. Only 1997 saw more sales, 28, than this October. There were also 22 sales in 2003. The high number of homes under contract (36) and the reduction in the inventory (89 homes for sale) are both good signs that the market may be getting stronger. Until this year the highest number of sales in October since 2003 was 12 and that occurred in 2005 and 2009 so the 22 sales this month is huge amd a great sign that the market is getting closer to being balanced.

Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 5 Plantation Bay Golf and Country Club home sold in October, 2011. One of those have lender involvement as either a short sale or foreclosure.

The Plantation Bay homes sold were:
3 bedroom on Woodstream Ln for $154,900
3 bedroom on Royal Pointe Ln for $163,000
4 bedroom on Hampstead Ln for $257,500
3 bedroom on Hampstead Ln for $282,500
3 bedroom on Hampstead Ln for $549,000

The 5 sales in October 2011 equals the volume of sales in the month of October last year and since 1997 only 2004, when there were 6 sales were there more than this October. October, 2011 with the 5 sales gives a good indicator that the market here is making the required corrections to once again become balanced. Reduced inventory, low interest rates and reduced values are all contributing to improvements in the real estate market in Plantation Bay.

There are 87 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) as of October 31, 2011. An additional 22 homes are under contract awaiting closing. As has been the case in recent months, lenders are pricing their properties more aggressively to get quicker sales. Lenders are involved in 17 of the 87 homes for sale (20%) but 10, almost half (45%), of the 22 homes under contract. Asking prices for Ormond By The Sea homes currently for sale range from $69,000 to $1,995,000.

There are 40 priced under $200,000 and 3 of those are under $100,000. Additionally, there are 12 condos under contract pending closing of which 9 involve the lender as a short sale or foreclosure. There are 4 of the 58 condos for sale involving a lender , either short sales or foreclosures.

Short sales or foreclosures are 75% of the pending condos but less than 10% of the condos for sale indicating the banks are pricing their properties to sell while most owners are expecting to get more than the market will bear.

Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
