Food Lion Closing



Food Lion Closing in Ormond Beach Florida



As of February 15, 2012 the last of the Food Lion Supermarkets in Volusia and Flagler County will be closed. The last Flagler Beach store on Route 100 closed in 2009. In addition to the Ormond Beach store at 101 E. Granada, stores in New SmyrnaBeach and Port Orange are also closing. There were a total of 8 stores in the Volusia and Flagler market at one time. After February 15, 2012 there will be none. The Food Lion chain is owned by a Brussels, Belgium based company who has indicated the need to close under performing locations.

Through the Daytona Beach Area Realtors® Association Multiple Listing Service (MLS) there were 176 Ormond By The Sea, Florida homes sold in 2011. Lenders were involved in 56 (32%) of the sales, either a short sale or foreclosure.
The highest priced home sold was a 4 bedroom on John Anderson Dr for $895,000 and the lowest priced was a 2 bedroom 1 bath on River Shore Dr. for $50,000.
The number of Ormond By The Sea Florida homes sold in 2011 was slightly lower than the 183 sold in 2010 but higher than all other years since 2007. In 2005 there were 277 sales. Lenders were involved in sales in all price ranges with the highest percentage of lender involvement being in the under $100,000 range.

French Market in downtown Daytona Beach Florida

Downtown Daytona Beach merchants will present a French Market on this spring on Saturday, February 26, March 26, and April 23, 2012.

downtown Daytona Beach FloridaThe event is expected to offer food, arts, entertainment and much more. Outside vendors will come in to provide a variety of offerings. It is expected to be a multi-cultural event. The French Market is an open air shopping bazaar that will be experienced along Beach Street from Bay Street to Orange Avenue and also along International Speedway Blvd.
The French Market stretches more than 4 blocks in historic downtown Daytona Beach from 9AM to 3PM. You can also stroll over to the Farmer's market on City Island which is open every Saturday from 8AM to Noon.

There will be entertainment, arts and crafts, holiday items, baked goods, handbags and apparel and much more.
Admission is FREE and parking is FREE. Head on down to downtown Daytona Beach Florida on December 3rd for music, fun, food and dancing and get some Christmas shopping done.

Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 79 Ormond By The Sea, Florida condos sold in 2011. That is the highest number of condo sales in Ormond By The Sea since 111 sales in 2005. The highest priced condo sold was a 3-bedroom at the Capriana for $495,000 and the lowest priced was a 2-bedroom 1 bath at Winchester Manor for $40,425. Lenders were involved in 20 (26%) of the 79 sales as foreclosures or short sales.
Condo values in Ormond By The Sea Florida have returned to 2002 levels and appear to be holding relatively steady. The average number of sales monthly in 2010 was 5.5 and the 2011 average was 6.6 indicating a big jump toward making the market more stable and balanced.

Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 4 Plantation Bay Golf and Country Club home sold in December, 2011. One of those have lender involvement as either a short sale or foreclosure.

The Plantation Bay homes sold were:
3 bedroom on Bay Pointe Dr for $170,000
3 bedroom on Sunningdale Ln for $175,000
3 bedroom on Gale Ln for $200,000
4 bedroom on Dovercourt Ln for $513,000

The 4 sales in December, 2011 equals the volume of sales in the month of November. December, 2011 with the 4 sales gives a good indicator that the market here is making the required corrections to once again become balanced. Reduced inventory, low interest rates and reduced values are all contributing to improvements in the real estate market in Plantation Bay.

One (1) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 25 homes under contract waiting closing and 14 of those have lender involvement. The highest priced home sold was a 3 bedroom on Julie Dr for $270,000 and the lowest priced was a 3-bedroom 1 bath on Riverbreeze Blvd for $87,550.

Eight condos sold in Ormond By The Sea, Florida during December, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), three of which involved a lender as a short sale or foreclosure.
There are also 11 condos under contract pending sales closing and 6 of those
involve a lender.
The 8 sales is higher than the 2010 monthly average of 5.5 sales and equals the highest number of sales in any December since 2002 when 13 Ormond By The Sea Florida condos were sold. In December 2009 there were also 8 condo sales.

There are 89 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) as of December 31, 2011. An additional 25 homes are under contract awaiting closing. As has been the case in recent months, lenders are pricing their properties more aggressively to get quicker sales. Lenders are involved in 17 of the 89 homes for sale (19%) but 14, more than half (56%), of the 25 homes under contract. Asking prices for Ormond By The Sea homes currently for sale range from $69,000 to $1,995,000.
The inventory of Ormond By The Sea Florida homes for sale has stabilized and that is a good indicator that the market may be back to a being more balanced between buyers and sellers. There are investors waiting for the lower priced homes to come available and if they come on the market at a reasonable price they will be sold quickly.

Al Raymondi, Broker and owner of Ocean View Realty Group was born in Quincy, MA and graduated from Quincy High School in 1963. He served the the U.S. Air Force including January to December 1966 at the 6924 Security Squadron in Danang Vietnam. Al worked for over 20 years at Blue Cross & BLue Shield of Mass. in Boston on the Medicare program for MA, ME, NH, and VT. He was married to the late Diane (McQuiggan, of Jamaica Plain, MA.) and lived in Quincy, Carver, and Brockton MA prior to relocating to Ormond Beach, FL in 1989. Al and Diane are the proud parents of Scott & Susan, both graduates of Brockton High School, Brockton, MA. Scott served the the Air Force for 4 years as a Jet Engine Mechanic at Langley AFB. He now resides in Palm Coast,FL and has 2 children, Scott Jr. & Samantha. Susan graduated Bridgewater State College, earned her CPA, and is currently residing in Huntington Beach Ca. with her husband Chris Haberl and their two sons, Max and Jake.  Scott Jr was in the US Navy and has a son Scott III and a daughter Hannah.  Al is the Broker for Ocean View Realty Group in Ormond By The Sea Florida. Al's brother Dan and sister Grace still reside in Quincy, Mass.
