New Ocean Front Park in Ormond By The Sea, Florida

A new Ocean Front Park has just opened in Ormond By The Sea, Florida.

Volusia County has added the new park to provide additional off beach parking.
North Shore Park in Ormond By The Sea, Florida is at Roberta Road on the east side of A1A. The site was the location of the Happy Whale Condominium and the Happy Whale Restaurant. Those buildings had not been well maintained for many years and were demolished in 2001 due to an accumulation of code violations.

Part of the same project includes approximately 1 acre on the west side of A1A at Carol Road that will provide additional parking for the park.  Amenities in addition to the approximately 100 parking spaces include 2 beach access ramps, bike racks, restrooms and showers. One of the beach ramps is for handicap access.  The new park is just down the road a few hundred yards from Tom Renick Park.

Volusia County Florida property value slides

Volusia County Florida Property Appraiser Morgan Gilreath used these slides at a recent forum to graphically show the decline of the median sales prices for single family residences in the county since the bubble burst in 2006.   The first chart pretty much speaks for itself showing the rapid decline in median sales prices since 2006.

This second slide has a red line going left to right that is the median sales price for Volusia County property.  Mr Gilreath extends the line to 2010 and estimates the median price if there were no bubble

These slides are used with the permission of Volusia county Property Appraiser Morgan Gilreath.  Mr Gilreath has posted all the slides used for his presentation on his web site.  Lots of good information there at http://webserver.vcgov.org/0609vcard.ppt

The good news is.............We will get less Bad!!

On June 8, 2010 I attended an educational forum titled "Trends in the Florida Real Estate Market
and local Rental Estate Values." The two main presenters were Timothy S. Becker, Director of The Center for Real Estate Studies at the University of Florida and Morgan A Gilreath Jr., Property Appraiser for Volusia County Florida.
Mr. Becker reviewed the Survey of emerging market conditions,   A  Quarterly survey analyzing data to produce forecasts for 31 of Florida's 67 counties.  The survey does not include Residential resale data.  Mr Becker Summarized his overall Florida Real Estate marked forecast as "We will Get less Bad".   Improvements in unemployment and availability of capital are  required before the market can improve.  View the survey at http://warrington.ufl.edu/fire/realestate/cres/survey.asp

Mr Gilreath, who recently released the estimate of 2010 taxable values to the Volusia count taxing authorities indicated that property values in Volusia County, which includes Daytona Beach and Ormond Beach Florida declined 17% in 2009 and have declined 24% through first 5 ,months of 2010.  Property values are now at 2002 levels and are approximately half of what they were prior to the bubble bursting.
