Real Estate Market Watch Volusia and Flagler County Florida

According to the Florida Association of Realtors, 556 Homes were sold in Volusia and Flagler county in April, 2008 compared to 486 in March. Sales totals were 8% lower than in April 2007, and the median sale price went from $205,000 in April 2007 to $178,100 this year. Condo sales totals were down 16% from April 2007 to this April and the median sale price dropped from $221,300 in April 2007 to $179,200 in April 2008. Many now believe we have gotten real close to the bottom of the price drop and that prices will stabilize now and possibly begin to increase slightly towards the end of 2008.

If weeks go by without any offers, the price most likely does not reflect the value of the home. It's time to consider cutting the price. * Do be patient. 2007 Ormond By The Sea Condo Market

There were 50 Condos sold in Ormond By The Sea in 2007 compared to 43 in 2006. Five of the 2007 sales were listed by Ocean View Realty Group. At the end of 2006 there were 151 Condos for sale and at the end of 2007 there were 125. Many owners, espewcially those that purchased at the higher end when the market was hot are holding out for prices to go back up before putting their property on the market. Some would face a substantial loss if their property sold in the current market. Almost half of the 50 Condos sold in 2007 sold for $215,000 or less. There were 11 sales of 2 bedroom, 2 bath, ocean view condos above the first floor for $215,000 or less. That compares to zero in 2006. Of the 10, 2006 sales under $215,000 all were non ocean view or first floor units. Selling prices for ocean view condos across A1A from the beach in 2006 ranged from $265,000 to $346,000. Those selling prices are pretty much unattainable in the current market. The Daytona Beach Area Multiple Listing Service has 109 Homes sold in Ormond By The Sea last year. That compared to 179 in 2006 and 388 in 2005. The average sale price was $256,941 which is down significantly from the $301,844 average in 2006. Average days on the market was up in 2007 to 149 from 122 in 2006 and 82 in 2005. Until 2006, each year from 2000 to 2005 the number of homes sold has exceeded 300.
