Surfside Hotel and Suites in Ormond Beach, Florida to be demolished.

One of the ocean front buildings in Ormond Beach, Florida that sustained substantial damage during the 2004 hurricane season was the Surfside Hotel and Suites at 251 South Atlantic Avenue in Ormond Beach, Florida. The hotel has remained closed since 2004 and the deteriorating condition has been the subject of numerous city of Ormond Beach code violations.  The city has reached agreement with the building owners to begin to raze the building by mid May 2010.  The city has also expressed an interest in the land to use as an ocean front park.

Real Estate Taxes for 2010 in Ormond By the Sea, Florida

When real estate values in Ormond By The Sea, Florida were increasing drastically several years ago, the property appraiser told you that the higher values would mean higher taxes so any objection to your tax bill would probably be fruitless. As the value of your property began to fall some of you saw your tax bill actually decrease. Values for this year will once again show a decline, probably around 15% according to early guestimations by the Volusia County Property Appraiser. But declining values may not mean a lower tax bill if the taxing authorities do not cut spending. If spending is not cut, tax rates will increase to cover the expenses of taxing authorities.

Marion first came to Ocean view in 1998 and has helped many customers and clients buy, sell and rent Ormond By The Sea homes and condos. Ms. O’Connor relocated to Ormond By The Sea, Florida from Portland, Maine in 1989.

The Pavilion Shopping Cener has opened in Port Orange, Florida

Thirty stores (about 90% of the available space), eight restaurants and a theater complex are open at the new Pavilion in Port Orange, Florida. The Pavilion is an open-air shopping center at 5501 S. Williamson Blvd, Port Orange, Florida. The Volusia Mall owner also owns the Pavilion, which is about 10 miles south of the mall.
The Pavilion is the largest commercial development is Volusia County since the Volusia Mall opened in 1975.
A unique feature of the pavilion is a half-mile walking trail around the retention pond in the center of the development.

Shadow inventory of homes for sale


There is a rapidly growing shadow inventory of properties where borrowers are delinquent but foreclosure has not been completed according to Standard and Poor's.  A recent report also suggests a period of many months to resolve the shadow inventory problem.  The report states "If no additional loans default and only the current inventory of non performing and REO loans eventually must be liquidated, it will take 29 months to complete. This estimate of 29 months does not consider loans that have yet to default or, more significantly, those that have recently cured."

Florida condo financing and the Special Approval designation


Special Approval is a relatively new designation by Fannie Mae to ease Florida condo mortgage restrictions.  The project is to review established condominium projects that may not currently meet Fannie Mae's standard eligibility criteria.  Condos receiving the Special Approval designation means that Fannie Mae will back mortgages for condo purchases freeing lenders to originate and deliver mortgage loans.  The Special Approval designation will be for 9-18 months.  Condo financing has been almost non existent in Florida without Government backing and this new designation will hopefully get more condos approved and help the condo market get back to normal.

The new Publix supermarket is now open in Ormond By The Sea

On Thursday, March 11, 2010 the new Publix store opened for business at the Ormond Mall in Ormond By The Sea, Florida. The Publix store closed in June, 2009 and the building was demolished. The new store is much bigger, having taken a couple of additional spaces previously occupied by the card store and the Gourmet Kitchen. Opening day was a dreary rainy day but the parking lot was still full of shoppers and curious residents who have been waiting months for the convenience of the Ormond By The Sea Publix market.
