Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 15 Ormond By The Sea, Florida homes sold in September, 2011. Four (4) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 35 homes under contract waiting closing and 18 of those have lender involvement. The highest priced home sold was a 3 bedroom on Capistrano Dr for $240,000 and the lowest priced was a 2-bedroom 1 bath on Ocean Shore Drive for $67,000.
There were fewer homes sold in September, 2011 than in the past 2 years but this September saw more homes sold than in September of 2007 and 2008.
The high number of homes under contract (36) and the reduction in the inventory (89 homes for sale) are both good signs that the market may be getting stronger.

Lenders are involved in 10 of the 89 homes for sale (11%) but 18, half (50%) of the 36 homes under contract. Six condos sold in Ormond By The Sea, Florida during September, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), one of which involved a lender as a short sale or foreclosure.
There are also 16 condos under contract pending sales closing and 8 of those
involve a lender.
The six sales is higher than the 2010 monthly average of 5.5 sales and one less than the September 2010 total of 7 sales. The six sales also compares favorably to the number of sales in recent years. There were six Ormond By The Sea condos sold in September 2005 and 5 or fewer in every September since 2006.

There are many reasons why there are wide variations in sales prices within the same condo building. Some of the factors include:
1. Condo units on the first floor are always more difficult to sell and usually command a lower price. Everybody wants a better view and more security.
2. The condition of the unit is important especially if there have been updates and if hurricane shutters have been added.
3. End units and those that directly face the ocean usually bring a higher price.
4. Bank owned units are generally less desirable and bring lower prices.

The number of sales this year is higher than the past 2 years and is a good indicator that the market is improving. Whise the number of days condos were on the market this year increased, the average sold price increased significantly. Only 3 of the 17 sales were foreclosures or short sales and many of the lowest priced distressed properties have been liquidated from the inventory. Those properties will sell very quickly as they are put on the market now with the increased market activity and availability of financing.
