One 2 bedroom Ormond By The Sea condo sold in May, 2007. It was a third floor unit at Ormond Breakers that featured a remodeled kitchen with dome ceiling and a garage. The unit was sold fully furnished.
Year to date through the end of May, there have been 19 condo sales in Ormond By The Sea. That compares to 62 in 2005 and 38 in 2004. Of the 19 sales, 16 were 2 bedroom and 11 of those sold for under $230,000. Direct oceanfront 2 bedroom condos accounted for 2 sales, both under $300,000.

Housing slump done?

Slow Real Estate sales impact the local rental market
Higher than normal real estate for sale inventories are causing the rental market to be flooded with homes and condos for rent. Many who cannot or will not lower their asking prices to try to sell their property are looking to rent to help pay the increased taxes and insurance on their property. Buyers who paid a higher price for their home or condo in the past couple of years are unable to sell without (in many cases) a substantial loss. The prospect of a rental income from the property to help pay their expenses is very appealling. The new competition for tenants will probably keep Ormond By The Sea rents depressed. There is such a wide variety of choices now for tenants, both vacation renters and full-time residents, that the landlords no longer have an upper hand.

Tips for Showcasing Rooms
General
-Clean the house. For buyers, dirt is the biggest turnoff.
-Remove the clutter to open up the rooms.
-Use paint to transform the walls; neutral shades are better than bright colors.
-Depersonalize the home by removing family pictures, children’s drawings and owners’ collections.
-Use the garage or carport for storing boxes, or rent a storage locker on a short-term basis. Exterior
-Tidy the landscaping, removing dead leaves, branches and plants and pruning back overgrown shrubbery.
-Plant colorful annuals in containers near the front entrance.
-Update the front yard and porch lights.
Living areas
-Entryways should be as open and inviting as possible.
-Remove extra rugs and extra items from an entry table if there is one.
-Move personal effects to an inconspicuous location.
-Remove heavy window treatments to make the rooms look brighter and more airy.
-Take extra leaves out of the dining table to make the room seem larger.
-Remove tablecloths and polish the tabletop.
-Set the table with two place settings of good china.
-Leave a few pieces of art on the walls at eye level.
Kitchen
-Put the toaster oven, microwave or coffeemaker in the pantry to clear the countertops.
-Clear the clutter from the pantry. Make it look as large as possible by clearing out nonfood items and grouping similar items.
-Take down all personal photos, reminders and kids’ artwork from the refrigerator.
-Clean the front of all cabinets. For wood, use lemon oil.
-When the counters are clear, make them shine.
Bedrooms
-Remove excess furniture to add “space” to the room.
-Put a new comforter on the bed.
-Display pillows on the bed in soothing colors.
Bathrooms
-Remove as many personal items from view as possible.
-If necessary, buy a set of coordinating towels for display.
-If the bathroom color scheme is bright, use neutral towels to tone it down.
-Cleanliness is crucial—shower doors, faucets and knobs should shine.
-Keep the toilet lid down and hide the wastebasket.
-Remove extra area rugs to make the space look larger and cleaner.
Patios ana porches
-Repair any damaged flooring and pressure wash the entire patio.
-Add a seating area, if necessary, to indicate an attractive outdoor lifestyle.
-If the view is less than desirable, add potted palms and/or hanging plants to provide a natural “curtain.”

How to sell your property
A property needs to be priced right and look its best to attract a buyer especially in a buyers market where there are lots of properties available. Begin by fixing whatever is not working right, getting clutter out of sight, and cleaning every inch of the place. This may be a good time to consider painting and replacing old and worn flooring. Do your best to make it show like a model beginning with the yard and the front door. Buyers will see your "stuff" rather than the size of rooms and are generally turned away by properties that are not very well maintained, clean, and free of clutter and excess furniture. An alternative to fixing up your property to get it ready to sell would be a significant reduction in your asking price making it well below its current value. This gives buyers the ability to buy and fix up the property without spending more than the value. Pricing a property right is the most important step.

30-year mortgage rates hold steady
Rates on 30-year mortgages held steady this week near their low point for the year, reflecting the slowdown in economic growth.Mortgage giant Freddie Mac reported Thursday that 30-year, fixed-rate mortgages averaged 6.16 percent nationwide this week, unchanged from last week. That level is near the low for the year of 6.14 percent for 30-year mortgages in early March.
A year ago, rates on 30-year mortgages stood at 6.59 percent.

Real Estate Market Watch March 2007
The National Association of Realtors recently reported that sales of existing homes was down 8.4% in March, the biggest decline since 1989. The national median price dropped to $217,000.
According to the Florida Association of Realtors, the median price of an existing home in Volusia & Flagler counties was $199,600. The highest was May 2006 at $231,500.
The number of sales was down 24% compared to March 2006.
Many sellers are lowering prices to try to sell, which is a realistic attempt to adjust to current real estate market conditions.
