August 2008 Ormond By The Sea Florida Condo Market
There are 115 Condos for sale in Ormond By The Sea Florida ranging in price from $99,000 for a 2 bedroom, 1 bath at Winchester Manor to $950,000 for a 3 bedroom, 3 bath at the Capriana. 33 of the condos for sale have asking prices below $200,000. Between $200,000 and $250,000 there are 29 units, so more than half are $250,00 or below.
Four condos have a contract and are pending sales. Closed sales in August 2008 were 5 units, 2 of which were 3 bedrooms, direct oceanfront. The 3 other sales were $176,900 and below. There were 8 sales in August, 2007 and 3 sales in August 2006.

July 2008 Single Family Ormond By the Sea Real Estate Market
There were 23 Single family Houses sold through the MLS in July 2008. That is more than 2006 (11) and 2007 (8) combined. Sale prices in 2008 ranges from a 2 bedroom 1 bath at $92,000 to a River front 5 bedroom 4 baths home on John Anderson Dr. for almost $1.7 million.

Condo Maintenance Fees in Ormond By The Sea Florida
Buyers usually ask what the Maintenance Fee is when they are considering a purchase. Each Condo Association plans a budget each year that considers all anticipated expenses to operate the Condo and includes an amount for "Reserve" for future major expenses like Painting andf Roof replacement. The total monthly anticipated expenses are generally divided by the number of units to arrive at the Maintenance Fee for the year.
What the Condo Maintenance Fee covers?
Most Ormond By the Sea Condo Fees include water and sewer, basic cable, pest control (monthly spray) as well as costs for maintaining the grounds and pool. Some of the handouts we use from our Multiple Listing Service (MLS) include a list of the items included in your monthly maintenance fee for Condo units For Sale.
While buyers usually ask what the monthly Maintenance Fee is while planning their purchase, most buyers do not ask what the fee includes.

Fay hitting Ormond By The Sea Florida
Today is Wednesday August20, 2008 and TS Fay has been sending rain and some wind to Ormond By The Sea Florida off and on all day. Temperature is probably in the high 70's and the winds about 25-30MPH with rain heavy at times. The waves look to be about 3-6 feet with lots of whitecaps. The wind now (1:30PM) is blowing in off the Atlantic Ocean.

Moving Tips
A few hints to help with the moving experience.
* Many people move on the first of the month and on weekends so be sure to make arrangements for movers or truck rentals a couple months in advance.
* The closer you get to moving day the more hectic things may become. Plan ahead and do some of the things early, like sending change of address notes to friends, family etc.
Other things you can do early include:
* Decide what you will not move and have a yard sale or donate the items. Clean out the closets, garage, attic and basement.
* Make a packing plan.
* Have any needed service to your vehicle done.
* Arrange for insurance and utilities for your new home.
* Arrange for transfer of medical, dental, school and other records.
* Plan transportation and care for any pets.
* Set up your “packing station” and begin putting things there to get ready.
* Set aside an area to put important documents and other items you will be keeping with you on moving day. As you come across an item, put it in that area. Also keep a pad of paper and pen there and list items you want to carry with you and check them off as you locate them.
* Look through your bank statements to make a list of accounts to cancel and others to notify of your address change.
* Return items you borrowed from friends and neighbors.
* If you are moving to a new community set up a bank account there.
* Plan to use food in the freezer and pantry so there will be less to pack and move.
* Begin packing things you will not use before you move. Holiday decorations are a perfect example. Be sure to clearly label each box and list contents. Mark each box with your new home location.

Financing hints for buyers
A few hints for buyers who need to finance a real estate purchase.
-Obtain a recent credit report and review it with a mortgage specialist. There may be ways to raise your score prior to applying for a loan.
-Increase the down payment. Since risk-averse lenders are avoiding conventional 95 to 100 percent mortgages, an applicant who can make a 10 to 20 percent down payment is much more likely to be approved.
-Be prepared to verify income and assets. It’s far more difficult to obtain “no-documentation” or “low-doc” loans today because of stricter underwriting standards.
-Apply for a government-guaranteed loan from the Federal Housing Administration (FHA) or U.S. Department of Veterans Affairs (VA). These loans can finance up to 100 percent of the purchase price.

There were 4 Condos Sold in the MLS in July 2008 in Ormond By The Sea Florida. That compares to 8 in 2007 and 7 in 2006. Sale prices in 2008 range from $154,500 to $197,500. The average sale price for the 3 units that were 2 bedroom, 2 bath on the west side of Ocean Shore Blvd was $180,830. That same average for July 2007 was $209,375.
