July to September, 2009 Ormond By The Sea, Florida condo sales

Condo values have declined but not as drastically as the past. The 3rd quarter (July-Sept.) 2009 average condo sale price was $156,036 for a 2 bedroom 2 bath on the west side of A1A. That is $21,297 less than the 3rd quarter of 2008, which was $42,000 lower than the 3rd quarter 2007.
Volusia county property appraisal Morgan Gilreath has stated that overall property values in Volusia County, Florida are decreasing at an average rate of 2 ½% monthly. Ormond By The Sea 2 bedroom 2 bath condo on the west side of A1A year over year for the 3rd quarter have declined in value about 12%.

Ormond By The Sea, Florida Condo Market, October 1, 2009

For Ormond By The Sea, Florida through the Daytona Beach Area MLS the inventory of condo for sale continues to be high at 103. There are 7 condos under contract awaiting closing.
Using the 5 sales in September as the basis would mean there is over 20 months or inventory, which continues to be higher than what we would expect in a “normal” market. Generally a 6-month supply of inventory would be considered a balanced or normal market. Of the 103 condos for sale in Ormond By The Sea, Florida, 32 are on the beach or 3 bedroom units asking $250,000 or more.
Asking prices for 55 or those for sale are under $200,000 with 23 of those being $150,000 or lower. The lowest asking price is $95,000 for a Kingston Shore condo and the highest is $790,000 for a 4 bedroom at the Tiffany.

September 2009 Ormond By The Sea, Florida Condo sales

Five Ormond By The Sea, Florida condos sold through the Daytona Beach area multiple listing service (MLS) during September 2009. Compare that to 2 sales in 2008, 4 in 2007, 5 in 2006 and 6 in 2005. One sale was a one-bedroom foreclosure for $66,100 and one was at the direct oceanfront Capriana. Three sales were
2-bedroom 2 bath on the west side of A1A and the average sales price for those 3 was $163,300. This average is only about $10,000 less than the September 2008 average so we may be seeing a slowdown in the rate of loss of value. All 3 of the 2-bedroom condo west of A1A had sales prices within 6% or less off of the asking price so setting a price close to the market value is very important. Average time of the market for those 3 sales was 150 days. The average days on the market in 2005 were 73.

Ormond Beach has some of Americas least congested roads

The national traffic scorecard in its mid-year 2009 analysis of the largest 100 census bureau metropolitan statistical area (MSA) ranked part of Volusia County number 100 for the second consecutive year. The score card assembles data from hundreds of sources to measure traffic congestion and the ranking indicates that the Deltona-Daytona Beach-Ormond Beach area has the least congested roads.
