Homes sold in Ormond By The Sea, Florida for April 2010

Lenders involved in 9 of the 16 sales of Ormond By The Sea, Florida homes through the Daytona Beach Area Multiple Listing Service during April, 2010.  An additional 50 homes are under contract awaiting closing and 24 of those are flagged as short sales or bank owned.  The number of sales compares favorably to the past 3 years where between 10 & 15 homes have sold each April since 2007.  The lowest price paid was a 2-bedroom on Essex Dr. for $74,900 and the highest was a 4-bedroom on John Anderson Dr. for $485,000.  Only 5 sales were above $125,000 and 8 were $100,000 or less.  The average sold price was $141,606.

Sea Turtle Nesting Season begins in Ormond By The Sea, Florida

East Central Florida including Ormond By The Sea, Daytona Beach and all of Volusia County are under lighting restrictions form May 1 to October 31 each year.  The restrictions are designed to protect several species of endangered and threatened sea turtles that come ashore to lay their eggs. 

Balcony, porch and other lights that could potentially be seen from the beach must be turned off or shielded.

Hatchlings head to the ocean when they emerge from their nest and could be confused by lights coming from the opposite direction.

April 2010 Ormond By the Sea, Florida condos sold

Four condo sold in the month of April, 2010 in Ormond By the Sea, Florida through the Daytona Beach Area Multiple Listing Service.  There are also 14 condos under contract pending closing.  Here is the list of condos sold in Ormond By the Sea with the sale price.

The average sold price for the three that are not directly on the beach was $146,833.  April of 2009 also had 4 sales and the average sold price was $182,500.  Although the average for the April to June quarter in 2009 was $153,033.  There were also 4 sales in April 2008.

Ormond By The Sea condos for sale May 1, 2010

We began the year with 88 condos for sale in Ormond By the Sea, Florida and as of April 30, 2010 we have 98 for sale through the Daytona Beach Area Multiple Listing Service.    Except for a Barrier Island and a Seabridge condo, everything priced over $220,000 is either 3-bedroom or directly on the beach.  There are 53 priced $200,000 or lower and 7 of those are under $100,000.  Additionally, there are 6  condos under contract pending closing and 3 of those were also pending last month.  Below is a table breaking down the inventory by condominium name.
