We began the year with 88 condos for sale in Ormond By the Sea, Florida and as of June 30, 2010 we have 109 for sale through the Daytona Beach Area Multiple Listing Service (MLS).  There are 62 priced $200,000 or lower and 3 of those are under $100,000. Additionally, there are 9 condos under contract pending closing.  There are 13 condos (12%) for sale with lender involvement, either short sales or foreclosures.  Below is a table breaking down the inventory by condominium name.

Florida Condo law changes effective July 1, 2010

Florida Senate Bill 1196, The Distressed Condominium Relief Act, has passed the legislature, has been signed by Governor Crist and becomes effective July 1, 2010.

The new changes will impact Florida Statutes Chapter 718 (Condominiums); Chapter 719 (cooperatives); and Chapter 720 (Homeowners Associations)

The most significant change to the condo law involves:

• Information maintained in the official Condo Association records and unit owners access to official records.

• Lenders acquiring title to a condo unit after July 1, 2010 will be liable for 12 months of unpaid assessments.

• Condo Associations may demand rent from tenants whose owners are delinquent.

• Condo Associations may fine individuals for violations the governing documents.

• Condo Associations may suspend a delinquent owner’s right to vote and to use common elements after 90 days.

• Condo owners are no longer required to submit evidence of insurance to their association.

• Condo Associations are not authorized to purchase insurance for a unit owner.

• Condo Associations may contract for Bulk internet and phone services without unit owner approval

• Condo Associations may delay or waive the retrofitting for a fire sprinkler system and up-grades to elevator and fire alarm systems that were previously required.

New Ocean Front Park in Ormond By The Sea, Florida

A new Ocean Front Park has just opened in Ormond By The Sea, Florida.

Volusia County has added the new park to provide additional off beach parking.

North Shore Park in Ormond By The Sea, Florida is at Roberta Road on the east side of A1A. The site was the location of the Happy Whale Condominium and the Happy Whale Restaurant. Those buildings had not been well maintained for many years and were demolished in 2001 due to an accumulation of code violations.

Part of the same project includes approximately 1 acre on the west side of A1A at Carol Road that will provide additional parking for the park.  Amenities in addition to the approximately 100 parking spaces include 2 beach access ramps, bike racks, restrooms and showers. One of the beach ramps is for handicap access.  The new park is just down the road a few hundred yards from Tom Renick Park.

Volusia County Florida property value slides

Volusia County Florida Property Appraiser Morgan Gilreath used these slides at a recent forum to graphically show the decline of the median sales prices for single family residences in the county since the bubble burst in 2006.   The first chart pretty much speaks for itself showing the rapid decline in median sales prices since 2006.

 This second slide has a red line going left to right that is the median sales price for Volusia County property.  Mr Gilreath extends the line to 2010 and estimates the median price if there were no bubble

Billy’s Tap Room restaurant closes in Ormond Beach, Florida

Billy's Tap Room restaurant, an Ormond Beach landmark since 1922, has closed
Billy's Tap Room & Grill, on Granada Boulevard in Ormond Beach, northeast Volusia County, Florida now has closed signs on locked doors. The local hangout has quite an assortment of sports memorabilia and autographed pictures of sports legends and historical photos that line the interior and added to the ambience.

Chicken By the Sea closed

The Chicken by the Sea restaurant on Route A1A in Flagler Beach has closed.  Evidently there may have been un permitted modifications to the building and other issues.
