Ormond By The Sea Real Estate Prices

A survey by HouseHunt Inc. in the second quarter of 2007 polled Real Estate agents nationwide and reported that the clients of 86 percent of those polled are getting 90 percent or more of their asking prices. More than half of the agents say their clients have closed for more than 95 percent of their asking prices. So what does all this mean to Ormond By The Sea home and condo owners looking to sell? Simple, and just as I have been trying to explain to sellers, if you price your property too high it will NOT sell in this market. Buyers have too many choices and will usually not look at properties above what they anticipate spending. The old standby response of many sellers is "but they can make me an offer". Unfortunately in this market that does not happen very often so if you really would like to sell your Ormond By The Sea home or Condo you need to set the asking price where buyers are looking and buying. The 2005 values and prices are gone and will probably not return for many years. Ocean View has lost many customers recently to other agents who will tell you what you want to hear to get you to sign a contract with them. Those properties will not sell at the higher asking prices and unless the price is reduced to current market levels the owners will be disappointed. Florida to license home inspectors

Gov. Crist signed a new law to license home inspectors, mold assessors and remediators. Not effective until 2010, the bill requires continuing education of the new licensees. Home inspectors, for example, will be required to take 14 hours of continuing education every two years and 120 hours of pre-license education. One 2 bedroom Ormond By The Sea condo sold in May, 2007. It was a third floor unit at Ormond Breakers that featured a remodeled kitchen with dome ceiling and a garage. The unit was sold fully furnished. Year to date through the end of May, there have been 19 condo sales in Ormond By The Sea. That compares to 62 in 2005 and 38 in 2004. Of the 19 sales, 16 were 2 bedroom and 11 of those sold for under $230,000. Direct oceanfront 2 bedroom condos accounted for 2 sales, both under $300,000. Higher than normal real estate for sale inventories are causing the rental market to be flooded with homes and condos for rent. For buyers, dirt is the biggest turnoff. -Remove the clutter to open up the rooms. -Use paint to transform the walls; neutral shades are better than bright colors. -Depersonalize the home by removing family pictures, children’s drawings and owners’ collections. -Use the garage or carport for storing boxes, or rent a storage locker on a short-term basis. Exterior -Tidy the landscaping, removing dead leaves, branches and plants and pruning back overgrown shrubbery. -Plant colorful annuals in containers near the front entrance. -Update the front yard and porch lights. Living areas -Entryways should be as open and inviting as possible. -Remove extra rugs and extra items from an entry table if there is one. -Move personal effects to an inconspicuous location. -Remove heavy window treatments to make the rooms look brighter and more airy. -Take extra leaves out of the dining table to make the room seem larger. -Remove tablecloths and polish the tabletop. -Set the table with two place settings of good china. -Leave a few pieces of art on the walls at eye level. 30-year mortgage rates hold steady

Rates on 30-year mortgages held steady this week near their low point for the year, reflecting the slowdown in economic growth.Mortgage giant Freddie Mac reported Thursday that 30-year, fixed-rate mortgages averaged 6.16 percent nationwide this week, unchanged from last week. That level is near the low for the year of 6.14 percent for 30-year mortgages in early March. A year ago, rates on 30-year mortgages stood at 6.59 percent. Real Estate Market Watch March 2007

The National Association of Realtors recently reported that sales of existing homes was down 8.4% in March, the biggest decline since 1989. The national median price dropped to $217,000. According to the Florida Association of Realtors, the median price of an existing home in Volusia & Flagler counties was $199,600. The highest was May 2006 at $231,500. The number of sales was down 24% compared to March 2006. Many sellers are lowering prices to try to sell, which is a realistic attempt to adjust to current real estate market conditions. Volusia County population growth

Volusia county is growing at a steady pace and will continue to do so through2030 according to the University of Florida bureau of economic and business research. The bureau is Florida's ifficial agency for government population estimates. Volusia's population has increased from 443,343 in 2000 to 503,844 in 2006, a climb of almost 14 percent in 6 years. The bureau predicts the county will grow by 60 percent between 2000 and 2030 and reach a population of 705,373. That is an average gain of 8,734 people each year until the year 2030. National Association of Realtors Housing Market Update

David Lereah, NAR's chief economist, said modest gains are expected for home sales. "As the housing market recovers from its correction, existing-home sales should be rising gradually during 2007 - it looks like we may have reached the low point for the current cycle in September." he said. "We've entered a more sustainable period of home sales now, and we expect greater support for prices over time as inventory levels are eventually drawn down." Total housing inventory levels fell 1.0 percent at the end of November to 3.82 million existing homes available for sale, which represents a 7.3 month supply at the current sales pace. The national median existing-home price for all housing types was $218,000 in November, which is 3.1 percent lower than November 2005 when the median price was $225,000. The median is a typical market price where half of the homes sold for more and half sold for less. "For every 1.0 percent drop in home prices, we project an additional 50,000 buyers are drawn into the market, "Lereah said. Existing home sales are expected to rise gradually in 2007 from current levels, with annual totals comparable to 2006, while new hom sales will continue to slide. Lereah said there are mixed conditions around the United States. "Roughly three quarters of the country will experience a sluggish expansion in 2007, while other areas should continue to contract for at least part of the year," he said. "Most of the correction in home prices is behind us, but general gains in value next year will be modest by historical standards." "Buyers, especially first-time buyers, with the combined benefits of seller flexibility and an unexpected drop in mortgage interest rates, have a window of opportunity. These conditions will persist in many areas until early spring when inventory supplies are likely to become more balanced." Lereah said.

Prices have been coming down and there are a few condos currently pending sales. These are hopeful signs that the worst may be behind us and the condo mareket will rebound soon. Some good news amid a flurry of reports about the downturn in real estate. Despite all the gloomy reports, Americans still believe that real estate is a good investment. A poll of 2,000 households in the third quarter of 2006 by the National Association of Home Builders found that more than 80 percent were confident the value of their home would rise during the next five years, and slightly less than 70 percent said their home remained their most valuable investment. Real Estate Market

WASHINGTON – Jan. 9, 2007 – With spring right around the corner, many housing industry experts are hoping the real estate market will see some noticeable improvements. However, there is one snag that can potentially keep prices down – the large number of vacant homes for sale and rent. In the third quarter of 2006, there were 5.7 million vacant housing units, accounting for a record 4.6 percent of all U.S. homes, according to the U.S. Census Bureau. The average in the 1990s was about 3.5 percent. To get this ratio back to normal, 1.3 million vacant homes need to be occupied. Lots of empty homes pushes home prices downward, says Credit Suisse analyst Ivy Zelman. Owners of unrented, unsold homes must pay for insurance, lawn service, taxes and, often, a mortgage. Seeing those costs pile up can motivate an owner to sell or rent at much lower prices. When a house sells at a lower price, other would-be buyers expect lower prices as well. In the year 2000 there were 6 sales. The lowest sale price was 82,700 and the highest was 105,000. Market time was from a low of 18 days to a high of 112 days. In 2001 the 10 sales were from 84,500 (firtst floor) to 139,900 (5th floor) with 6 of the 10 sales over 100,000. Market time was from 28 to 183 days. In 2002 only one (a 1st floor) of the 15 sales was under 100,000 with the highest sale being 168,000 on the 5th floor. Market time was from 27 days to 155 days. In 2003 only one (1st floor) of the 16 sales was under $150,000. The highest sale price was $185,000. Market time was 18 to 179 days. In 2004 there was only one sale for $225,000. In 2005 two of the 13 sales were under $250,00 with the highest being $325,000. There were 6 sales over $290,000. Market time was from20 to 113 days with 5 of the sales happening in 35 days or less. 2006 had 4 sales. Market time was 137 to 278 days. Sale prices ranged from 215,000 on the first floor to 285,000 (with a garage) on the top floor. As of January 3, 2007 there are 13 2 bedroom condos for sale at Seabridge and Seabridge North.
