Volusia County Florida Housing Market Housing starts in Volusia County, Florida averaged over 4,000 per year from 1999 to 2000. Starts for this year are expected to be around 2500 and possibley hit 3,000 in 2008. The record year was 2005 with 6453.If growth continues at the current level we would need 3600 starts to keep up according to Rick Michael, Director of the Volusia County Dept. of Economic Development. September 2007 Ormond By The Sea condo market Please note that the statistics I quote in these Ormond By The Sea condo market update articles are taken from the Daytona Beach Area MLS.Four condos sold in September 2007 and that compares favorably to 4 sales in 2006 and 6 sales in 2005. Only one of the 2007 sales was a 2 bedroom 2 bath across A1A from the beach and it sold for $215,000 which appears to be in the range with the past couple of months ($208,000 in July and $212,000 in August). Activity has continued at a relatively stable pace as far as potential buyers "looking" and inquiring about condos for sale. Some potential buyers may have been waiting to see if there would be a problem with hurricanes, and there was not, or if prices would go lower, and they have not. Adding low interest rates to the mix makes this a good time to buy.There are 130 condos for sale in Ormond By The Sea, of which 101 are 2 bedroom 2 bath and 79 are across A1A from the beach. Asking prices range from $183,000 at Kingston Shores to $374,000 at Sunrise. Ocean View condos (non townhouse) prices begin at $215,000. There are 42 condos (2 bedroom 2 bath) priced at $250,000 or less and 20 priced at $290,000 or more. August 2007 Ormond By The Sea condo sales

Eight Ormond By The Sea condos sold in August 2007 which is more than the 3 last year in August but less than the 10 in August 2005. If we again look at just the 2/2 condos west of A1A, that accounts for 6 of the 8 sales and the average price is $212,483. However, there was one sale at $275,000 for an average of $199,980. The average in August 2005 was $291,000 and the average in August 2006 was $210,000. There are currently 134 condos for sale in Ormond By The Sea. An additional 17 listings have expired or were withdrawn from the MLS in August. Many more potential buyers are looking now that the prices have come down to a more affordable level. If this trend continues, I believe it will tend to stabilize prices and values at the current level. More aggressive buyer activity would be required to force prices and values to begin escalating again. July 2007 Ormond By The Se condo sales market

Eight condos sold in Ormond By The Sea in July 2007, which compares to 7 in July 2006 and 8 in July 2005. Let's take a look at the majority of Ormond By The Sea condos, the 2 bedroom, 2 bath across the street from the beach. For those condos the average sale price in July 2005 was $291,000. The average in July 2006 was $253,000. The average sale price of those condos in July 2007 was down to $208,000. So the average sale price over the past 2 years has come down $83,000. Selling 8 condos each month will take about a year and a half to sell off the current inventory of 140 if nothing else comes on the market. Looking at the 2/2 along A1A in Ormond By The Sea, there are 65 for sale with 21 priced at 290,000 or more. Only 25 are priced at 250,000 or less. Judging by last month's average sale price, only 2 are priced to sell quickly and that is assuming the prices and values are no longer going down. June 2007 Condo market

Sales of existing condominiums in Florida decreased in June, with a total of 4,004 condos sold statewide compared to 5,532 in June 2006 for a 28 percent decline, according to the Florida Association of Realtors . Florida Real Estate Market

Economist Hank Fishkind last week indicated that he believes the worst is over for most areas of the Florida Real Estate market. Mr Fishkind said the bottom has been hit and the market will slowly return to normal activity over the coming months. One exception he noted was the Miami Condo market which will continue to see lower prices due to the overbuilding that has occurred. This is good news in the wake of recent reports that the housing market will not begin to recover until 2009. Let's hope Mr Fishkind is correct and the others are out to lunch.
