Volusia County's Pet Vet Cruiser mobile clinic operates by appointment between 10 a.m. and 3 p.m. and will be at the Rockin' Ranch on Nova Road in Ormond Beach July 6,14,25.

Dates for services at the Oakbrook Professional Center on Spring Garden Avenue in DeLand are July 5,13,18,20 and 26. 

The pet vet cruiser will also be at: 

New Smyrna Beach Fire station on Pioneer Trail, July 12, 19 and 28. 

The Orange City fire station on N. Holly Ave July 11 and 27.

Fourth of July Independence Day Celebrations near Ormond Beach Florida. 
There are 3 FREE fireworks displays on Independence Day, July 4, 2011 near Ormond By The Sea Florida.  Is it possible to watch all 3?
North of Ormond By The Sea Florida in Flagler Beach, which has festivities all day beginning at 10AM, fireworks are scheduled to begin at 9:15PM off the Flagler Beach Pier.  For additional information call 386-437-0106.

On the banks of the Halifax River the free Independence Day Celebration in Ormond Beach Florida Fireworks start at 9:30 PM.  Here is a link to my previous post about this celebration which begins at 6PM.

The City of Daytona Beach will begin festivities at the Bandshell at 7PM culminating with a fireworks display at 9:45PM from the Daytona Beach Pier.  Visit www.bandshell.org  for additional information. 

So........ Begin by getting a parking spot facing south along A1A several blocks south of the pier.  Away from the crowd gives you a better chance of getting out quickly.  Immediately following the
Flagler Beach fireworks head south about 15 miles and maybe you cansee the Ormond Beach fireworks as you get closer and perhaps park and watch.  About 5 miles further south from Granada Blvd the Daytona Beach fireworks will be visible.

If anyone is adventurous enough to try seeing all 3 please report back and let me know if it was possible without breaking any laws or speed limits.  Any delay in starting will make it impossible if it isn't already but any delays in starting the later displays would make it very doable.  Enjoy your holiday.  Happy Independence Day 2011.

Are there really 2 shadow inventories?

Everyone knows and talks about the “shadow” inventory of bank owned and other foreclosures that have not yet hit the real estate market. I know of several Ormond By The Sea homes and condos that are bank or Government owned that have not yet been placed on the market for sale. Maybe they are waiting so as not to flood the market or maybe they are trying to determine who actually owns the property and getting their paperwork correct before trying to market the asset. Whatever the reason for delay there will certainly be an impact on value of similar neighborhood properties once those that have been vacant for months finally come up for sale.

And the second “shadow” inventory that nobody is talking about? This is the home or condo that is not on the market because the owner cannot bring the price they “want” in today’s market. We talk to these owner everyday and when the market turns around there are a number of owners who really want to sell but are holding on and creating a pent up demand.

 Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 2 Plantation Bay Golf and Country Cub home sold in May, 2011.  Additionally, there are 7 homes under contract waiting closing and 4 of those have lender involvement as either a short sale or foreclosure.  
The homes sold were:
4 bedroom on Royal Pointe Lane for $225,000
3 bedroom on Hampstead Lane for $679,000

There was no lender involvement in any of the May, 2011 homes sold in Plantation Bay Golf and Country Cub.  The 2 sales is fewer than the 4 sales in 2010 and the 5 in May, 2009.  There were 4 sales in May, 2006 and 2007.
