Ormond By The Sea, Florida Quarterly homes sold analysis for the Second quarter 2011  

Almost half (19) of the 53 homes sold in Ormond By The Sea, Florida during the second quarter of 2011, through the Daytona Beach area Association of Realtors® multiple listing service (MLS) had lender involvement.  Lender involvement would be a short sale, foreclosure or lender owned property. 
The lowest sold price during the quarter was $58,660 for a 2 bedroom  2 bath on Palmetto Drive and the highest was a 4 bedroom 3 bath on John Anderson Drive.

Comparing 2011 to previous years, the chart below shows the continuing decline in values and an increase in the number of sales.  Average living area for homes sold was 1585 and the average list price was $156,982.  The average sale is at about 95% of the list price for the second quarter 2011 sales.

Admission is free. These Saturday night Concerts begin at 7PM and will be followed by fireworks off the pier. The Daytona Beach Bandshell is at 250 N Atlantic Ave. on the beach in Daytona Beach Florida.

The Bandshell overlooks the Atlantic Ocean at the north end of the Daytona Beach Boardwalk amusement area in the heart of beach side Daytona Beach Florida.
Coolers will not be allowed.

Here is a summary of Ormond By The Sea, Florida condo sales activity for the Second Quarter 2011. All activity is from the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS).  The average sale price for all 27 condo sales was $139,101 and 6 of the sales had lender involvement as a short sale or foreclosure.

The average sale price and the volume of sales is up from last year and the number of sales is higher than in recent years.  The chart below shows a comparison to recent years

    Ocean Watch Condo in Ormond by the Sea has completed adding plants and flowers in front of the building to make a more appealing landscape.

    Extending to the north and south of the pool ad around the sign lots of work has been done to improve the look of the building.  Ocean Watch Condo is at 2700 Ocean Shore Blvd. Ormond Beach Florida.

    Part of the area is indented for drainage and the new work has made a tremendous difference in the look of the building.  The new plants and mulch are very attractive and as the flowers grow they will provide lots of color.
