Through the Daytona Beach Area Realtors® Association Multiple Listing Service (MLS) there were 218 Ormond By The Sea, Florida homes sold in 2013.  Lenders were involved in 34 of the sales, either a short sale or foreclosure. 
The highest priced home sold was a 5 bedroom 4 bath on John Anderson Dr for $1,175,000 and the lowest priced was a 2 bedroom 2 bath on Sunny Shore Dr. for $45,000.  

The number of Ormond By The Sea Florida homes sold in 2013 was much higher than the 183 sold in 2010. In 2005 there were 277 sales.  Lenders were involved in sales in all price ranges with the highest percentage of lender involvement being in the under $75,000 to $99,000 range.

If this pace of sales continues we are at 6 months of inventory which is a balanced market and we should be looking forward to the potential for values increasing or at least we seem to have hit the point where values are no longer in decline.

Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 109 Ormond By The Sea, Florida condos sold in 2013.  That total almost matches the 2011 condo sales which was the highest number of condo sales in Ormond By The Sea since 111 sales in 2005.  The highest priced condo sold was a 3-bedroom/ 3-bath at The Capriana for $390,000 and the lowest priced was a 2-bedroom 1 bath at The Winchester for $62,000.  Lenders were involved in 15 of the 109 sales as foreclosures or short sales. 
Condo values in Ormond By The Sea Florida have returned to 2002 levels and appear to be increasing.

Homes for sale in Ormond By The Sea Florida

There are 103 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors®  Multiple Listing Service (MLS) as of December 31, 2013. An additional 25 homes are under contract awaiting closing.  As has been the case in recent months, lenders are pricing their properties more aggressively to get quicker sales.  Lenders are involved in 5 of the 103 homes for sale .  Asking prices for Ormond By The Sea homes currently for sale range from $112,000 to $1,290,000.

The inventory of Ormond By The Sea Florida homes for sale has stabilized and that is a good indicator that the market may be getting back to a being more balanced between buyers and sellers.  There are investors waiting for the lower priced homes to come available and if homes come on the market at a reasonable price they are being sold quickly.  

At the beginning of 2012 there were 25 Ormond By The Sea homes under contract and now there are 25 again, which is another good indicator for the health of the market.

At the beginning of this year there were 91 Ormond By The Sea Florida homes for sale so the inventory has increased slightly.
