The average days on the market has decreased over the past few years as the inventory of available homes has increased slightly.  The number of sales was higher in 2013 than the previous 2 years but still slightly higher than some previous years going back to 2005.

PB homes sold for the year 2013

Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 111 Plantation Bay Golf and Country Club homes sold in 2013.  This volume of homes sold is higher than 4 of the past 6 years.  Last year there were 90 sales and  14 of those 2012 sales involved a lender as either a short sale or foreclosure. The highest priced home sold was a 3 bedroom 4 bath on Woodbridge Dr. for $905,000 and the lowest priced home sold was a 2 bedroom 2 bath for $117,000 on Jasmine Run.

Ormond By The Sea Florida Homes sold 2013

Through the Daytona Beach Area Realtors® Association Multiple Listing Service (MLS) there were 218 Ormond By The Sea, Florida homes sold in 2013.  Lenders were involved in 34 of the sales, either a short sale or foreclosure. 
The highest priced home sold was a 5 bedroom 4 bath on John Anderson Dr for $1,175,000 and the lowest priced was a 2 bedroom 2 bath on Sunny Shore Dr. for $45,000.  

The number of Ormond By The Sea Florida homes sold in 2013 was much higher than the 183 sold in 2010. In 2005 there were 277 sales.  Lenders were involved in sales in all price ranges with the highest percentage of lender involvement being in the under $75,000 to $99,000 range.

If this pace of sales continues we are at 6 months of inventory which is a balanced market and we should be looking forward to the potential for values increasing or at least we seem to have hit the point where values are no longer in decline.
