Ormond by the Sea condo sales July - Sept. 2007

Here is my quarterly analysis of 2 bedroom 2 bath condos sold in the July to September quarter of 2007. There were 16 sales (4 other sales were 3 bedroom, or 1 bath, etc.) of those, 9 were ocean view units on the west side of A1A, 5 were directly on the beach, and 2 were townhouses. I must point out that 2 of the 16 sold were Ocean View Realty Group Listings. The average sale price of the 2/2 ocean view condos was about 213,000 compared to almost 263,000 in the same quarter in 2006. Aside from two very low sales in July to September 2005 all 13 of the others were $290,000 or above with 6 of those at or above $315,000. The highest price paid in 2007 was a 4th floor Ocean House end unit that sold for $275,000.
