On June 8, 2010 I attended an educational forum titled "Trends in the Florida Real Estate Market
and local Rental Estate Values." The two main presenters were Timothy S. Becker, Director of The Center for Real Estate Studies at the University of Florida and Morgan A Gilreath Jr., Property Appraiser for Volusia County Florida.
Mr. Becker reviewed the Survey of emerging market conditions, A Quarterly survey analyzing data to produce forecasts for 31 of Florida's 67 counties. The survey does not include Residential resale data. Mr Becker Summarized his overall Florida Real Estate marked forecast as "We will Get less Bad". Mr Gilreath, who recently released the estimate of 2010 taxable values to the Volusia count taxing authorities indicated that property values in Volusia County, which includes Daytona Beach and Ormond Beach Florida declined 17% in 2009 and have declined 24% through first 5 ,months of 2010. Property values are now at 2002 levels and are approximately half of what they were prior to the bubble bursting.
