Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 111 Plantation Bay Golf and Country Club homes sold in 2013.  This volume of homes sold is higher than 4 of the past 6 years.  Last year there were 90 sales and  14 of those 2012 sales involved a lender as either a short sale or foreclosure. The highest priced home sold was a 3 bedroom 4 bath on Woodbridge Dr. for $905,000 and the lowest priced home sold was a 2 bedroom 2 bath for $117,000 on Jasmine Run.

Ormond By The Sea Florida Homes sold 2013

Through the Daytona Beach Area Realtors® Association Multiple Listing Service (MLS) there were 218 Ormond By The Sea, Florida homes sold in 2013.  Lenders were involved in 34 of the sales, either a short sale or foreclosure. 
The highest priced home sold was a 5 bedroom 4 bath on John Anderson Dr for $1,175,000 and the lowest priced was a 2 bedroom 2 bath on Sunny Shore Dr. for $45,000.  

The number of Ormond By The Sea Florida homes sold in 2013 was much higher than the 183 sold in 2010. In 2005 there were 277 sales.  Lenders were involved in sales in all price ranges with the highest percentage of lender involvement being in the under $75,000 to $99,000 range.

If this pace of sales continues we are at 6 months of inventory which is a balanced market and we should be looking forward to the potential for values increasing or at least we seem to have hit the point where values are no longer in decline.

Ormond By The Sea Florida condos sold 2013

Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 109 Ormond By The Sea, Florida condos sold in 2013.  That total almost matches the 2011 condo sales which was the highest number of condo sales in Ormond By The Sea since 111 sales in 2005.  The highest priced condo sold was a 3-bedroom/ 3-bath at The Capriana for $390,000 and the lowest priced was a 2-bedroom 1 bath at The Winchester for $62,000.  Lenders were involved in 15 of the 109 sales as foreclosures or short sales. 
Condo values in Ormond By The Sea Florida have returned to 2002 levels and appear to be increasing.
