Ormond By The Sea, Florida Condos Sold June, 2011

 Seven condos sold in Ormond By The Sea, Florida during June, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), two of which involved a lender.  That number is higher than the 2010 average of 5.5 sales each month but lower than last month's 13 sales.  June, 2011 had 7 sales which is the highest volume of sales in the month of June since the 17 sales in June, 2005.   
There are also 9 condos under contract pending sales closing and 5 of those involves a lender.
Everyone is hopeful that the sales volume will continue although 5 of the sales were for under $100,000 and only 2 were for over $150,000.
There are condos that have been foreclosed on by lenders that have not yet hit the market.
Here is the list of the June, 2011 condo sales.   Note the condo sales are listed by low sales price to high sales price.

As of March 31, 2011 we have 82 Ormond By The Sea Florida condos for sale through the Daytona Beach Area Realtors® Multiple Listing Service (MLS).  There are 55 priced under $200,000 and 5 of those are under $100,000. Additionally, there are 15 condos under contract pending closing of which 8 involve the lender.  There are 6 of the 85 condos for sale involving a lender , either short sales or foreclosures. 

  Many owners have turned to rentals or have decided to wait until the market improves to put their condo back on the market.
