Ormond By The Sea Newsletter

Ocean View Realty Group mails (yes, snail-mail) a newsletter to many Ormond Beach and Ormond By The Sea Real Estate Owners 4 times each year. Our intent is to provide information to these owners that they may otherwise not receive. Local owners have many options for receiving this information but most out of town owners only get this newsletter. Any portions of the newsletter that were previously posted here have been deleted. ORMOND OWNERS REPORT FIRST QUARTER 2006 HELLO FROM ORMOND-BY-THE-SEA BUSINESS BRIEFS -Stellas on the Beach has closed, and Kahunas with new owners is now open. -Christian Book Store has opened at 1460 Ocean Shore Blvd. -The Holly Hill Farmer’s Market lasted less than 6 months and is closed. -Bath Designs and Gadzooks stores have closed at the Volusia Mall. -Zaxby’s has closed at 250 S. Atlantic Ave. in Ormond Beach. -Bonefish Grill is now open at 814 S. Atlantic Ave. in Ormond Beach. LOCAL NOTES -Marineland has reopened after 2 years of construction and remodeling. -The old Happy Whale Restaurant (across from Alfies) has been demolished. Volusia County has purchased the property and plans to make it into a landscaped parking lot with rest rooms and sitting areas. -Marriott has opened a Residence Inn on Richard Petty Blvd., near the airport. -Repairs to the Flagler Beach Pier, damaged by the 2004 hurricanes are now complete. -The Grand, a proposed 420’ high 42 story resort building is planned for Atlantic Ave. and Oakridge Blvd. -There are currently 2,252 condo units in 19 buildings under construction in the Daytona Beach Area. -University of Phoenix has opened a campus at the Cornerstone Office Park at the intersection of LPGA and Williamson Blvd. They expect to have 500 students within 5 years. -Volusia Marketplace will be the name for the shopping center opening later this year in the old Builders Square building that closed 7 years ago. Initial plans are for a Mexican Grill, Panera Bread, Arts & Crafts and Linen Outlet all to open by this fall. -Halifax Medical Center has announced plans to expand its facility at the current site. A new 10 story tower will be added by 2009. The expansion will add 204 new private rooms and 107 emergency department rooms. -The County effort to stabilize the dunes in front of Sunny Beach Club and Villa Sereno (2730-2750 Ocean Shore Blvd.) was helped along by residents and volunteers planting approximately 1,000 sea oats plants. -University of Florida researchers estimate 1100 people are moving to Florida every day. -The Historic Ormond by the Sea Scenic Trail Corridor Advocacy Group expects to receive approval for making part of A1A, John Anderson Drive and Highbridge Rd. a Scenic Highway, paving the way for state grants for improvements. -Agreement has been reached between the developer and the last business hold- outs to allow the Boardwalk Revitalization Project to move forward. Plans call for twin condo- hotel towers with up to 500 rooms and restaurants and retail stores on the ground floor. -Hilton has opened a 94-unit Homewood Suites Hotel on Bill France Blvd. -Florida State University, in an agreement with DBCC and Halifax Medical Center plans to train 40 Medical Students here beginning in 2008. -Nova Shoppes, just south of Granada on Nova Road is now open. Tenant Restaurants include Tijuana Flats, Smoothie King, Firehouse Subs, Little Caesars Pizza, and Tokyo Japanese Steakhouse. Other Tenants include a Dollar Store and Atchley Appliance and TV.

Volusia County Real Estate tax Lien sale

Bidding closes May 31, 2006 for this year's sale of certificates for delinquent Real Estate taxe. The sale is conducted on-line at www.bidvolusia.com and descriptions, photos, ans maps are available on the web site.Buyers bid the lowest interest rate they are willing to accept. Individuals can avoid having their certificate sold by paying the tax and interest and penalties by May 30, 2006.

There are now 95 condos for sale in MLS in Ormond by the Sea. 7 units are pending closing. Some of the sellers have recently reduced their price from the 320’s to under 300,000 and a couple of those now have a contract and are pending closing. Real Estate Market update

Real Estate Market Update National Association of Realtors statistics for February, 2006 show Florida home sales trailing national sales of exhausting homes. Florida sales reported by the Florida Association were 20% lower than in February 2005. There was one sale closed for Ormond by the Sea condos in February. Marion O’Connor has rejoined Ocean View Realty Group as a Realtor Associate.
