Highbridge is now open in Ormond By The Sea, Florida The bridge over the Halifax River in Ormond By The Sea, Florida closed June 7, 2009 for repairs. Parts were ordered to complete the necessary repairs. The automatic open function of the bridge became inoperable following a lightning strike and was manually moved to the open position to allow river traffic to pass. As of this morning the bridge is now available for auto traffic. May 2009 Ormond By The Sea, Florida Condo Sales

Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) three condo sales closed in Ormond By The Sea, Florida during May 2009. All these sales were 2 bedroom 2 bath. A unit at the Regency Plaza (directly on the beach) sold for $169,000. Two of the sales were on the west side of A1A and the highest sold price for those was $128,000. Sale prices appear to be continuing to go lower although possibly at a slower pace. There are some foreclosures yet to hit the market and some of the units already on the market are selling below what the sellers originally paid. There are 14 Ormond By The Sea Condos under contract pending closing.

$8000 to buy before December

The $8,000.00 tax credit for first time buyers expires November 30, 2009. To qualify as a first time buyer you may not have owned a house in the past 3 years. Any qualified buyer who buys a home by November 30, 2009 receives an $8000 credit on their 2008 or 2009 taxes. The $8000 does not need to be paid back if you live in the home for at lease 3 years. There were 4 Ormond By The Sea Florida condominium sales closed in March 2009 through the Daytona Beach Area Multiple Listing Service. One sale was directly on the ocean at the Gemini Condos across from Publix and it sold for $250,000. All condos sold in March were 2 bedroom 2 bath. Three sales were on the west side of A1A and the average sale price for those were $170,000. Currently there are 7 Ormond By The Sea condos pending closing and 2 of these are in buildings directly on the beach. When the market was hot in March, 2005 there were 12 Ormond By The Sea condos sold and the lowest sold price for a 2 bedroom 2 bath ocean view condo was $230,000.
