Of the 44 Ormond By The Sea Florida homes sold in the 3rd Quarter 2011, 12 involved the lender as either a short sale or foreclosure, less than 30%. Only 2006, 2007 and 2009 had fewer sales than this past quarter than in any year since 2001. The 2011 total was 18% lower than 2010.
The average price per square foot has remained fairly stable since 2009. While values have increased over last year, they are now within the 2001-2002 range so we are back to where we were about 10 years ago.
Homes sold were on the market for an average of only 80 days, which is the fewest average DOM since 2005 and the first time that number has gone down since 2007.
