Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 2 Plantation Bay Golf and Country Club homes sold in February, 2013.  One (1) of the sales had lender involvement as either a short sale or foreclosure.  All of the sales were in the price ranges, between $125,000 and $173,900.  An additional 26 Plantation Bay homes are under contract awaiting closing and 6 of those involve a lender either a short sale or foreclosure.

There are 86 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors®  Multiple Listing Service (MLS) as of February 28, 2013.     An additional  34 homes are under contract awaiting closing.  As has been the case in recent months, lenders are pricing their properties more aggressively to get quicker sales.  Lenders are involved in 7 of the 86 homes for sale  but 12, almost half, of the 34 homes under contract.  Asking prices for Ormond By The Sea homes currently for sale range from $74,900 to $1,290,000.
The inventory of Ormond By The Sea Florida homes for sale has stabilized and that is a good indicator that the market may be getting back to a being more balanced between buyers and sellers.  There are investors waiting for the lower priced homes to come available and if homes come on the market at a reasonable price they are being sold quickly.  

  At the beginning of 2012 there were 25 Ormond By The Sea homes under contract and now there are 37, which is another good indicator for the health of the market.

Additionally, there are 19 condos under contract pending closing of which 6 involve the lender as a short sale or foreclosure.  There are 8 of the 57 condos for sale involving a lender , either as a short sale or foreclosure.

We began this year with 57 Ormond By The Sea condos for sale so the inventory has stabilized.  There were 95 for sale at the beginning of 2011 so the inventory has been reduced dramatically making for a more balanced market.
