Ormond By The Sea Florida Homes sold first half 2010

Through the Daytona Beach Area Realtors Association Multiple Listing Service (MLS) there were 85 Ormond By The Sea, Florida homes sold in the first half of 2010 through June 30,  2010.  Thirty five (41%) of the sales had bank involvement, either a short sale or foreclosure. Additionally, there are 41 homes under contract waiting closing and 22 of those have lender involvement . The highest priced home sold was a 2 bedroom on Ocean Dunes Dr for $565,000 and the lowest priced was a 3-bedroom 2 bath on Carol Road for $60,000. 

The number of Ormond By The Sea homes sold in January to June of 2010 was higher than recent years for the same time period with 60 sales in 2009, 71 in 2008, and 53 in the first half of 2007.

Ormond By The Sea Florida condos sold first half 2010

Through the Daytona Beach Area Realtors Multiple Listing Service (MLS) there were 30 Ormond By The Sea, Florida condos sold in January to June,  2010.  Comparing to previous years there were 22 condos sold in the first half of 2009, 19 in 2008, and 22 in the first half of 2007 so the number of sales has been relatively stable. The highest priced condo sold was a 3-bedroom at the Capriana for $550,000 and the lowest priced was a 1-bedroom 1 bath at Ocean Shores condo for $50,000.  Only 4 of the sales were foreclosures or short sales.
There remains over 3 years of inventory at the rate of selling 30 every 6 months with 109 condos currently for sale.  Anything over 6 months of inventory would indicate a buyers market.  The biggest obstacle to getting the condo market back to "normal" is the lack of readily available financing.
