$8000 to buy before December

The $8,000.00 tax credit for first time buyers expires November 30, 2009. To qualify as a first time buyer you may not have owned a house in the past 3 years. Any qualified buyer who buys a home by November 30, 2009 receives an $8000 credit on their 2008 or 2009 taxes. The $8000 does not need to be paid back if you live in the home for at lease 3 years. Qualified buyers must have income of less than $75.000 or 150,000 couples. The credit is also limited to 10% of the purchase price, if the purchase is less than $80.000.

Average sales price for 2 bedroom 2 bath condo across A1A from the beach was $169,000. This average is just slightly less than the $175,983 average sales price for six 2 bedroom 2 bath Ormond By The Sea condos sold in the first quarter of 2008. There were 4 Ormond By The Sea Florida condominium sales closed in March 2009 through the Daytona Beach Area Multiple Listing Service. One sale was directly on the ocean at the Gemini Condos across from Publix and it sold for $250,000. All condos sold in March were 2 bedroom 2 bath. Three sales were on the west side of A1A and the average sale price for those were $170,000. Currently there are 7 Ormond By The Sea condos pending closing and 2 of these are in buildings directly on the beach. When the market was hot in March, 2005 there were 12 Ormond By The Sea condos sold and the lowest sold price for a 2 bedroom 2 bath ocean view condo was $230,000.
