Volusia County Property values

County property appraisers provide property value information to local governments by July 1 of each year. This year the total Volusia County taxable value reached 838 billion. There have been ten consecutive years of increases with 2006 setting a new record at 28% increase. Flagler County values hit $10.9 Billion, a 37% increase. Volusia taxes will increase $171 Million if tax rates are kept the same as last year.

Florida Real Estate Market Update for April, 2006

Existing home sales in Florida were down in April for the 5th Consecutive month. 31% fewer homes and 37% fewer condos changed hands as compared to April of 2005. The median price of homes increased 13% to $249,700 and for condos it went up 4% to $222,900. Figures are from the Florida Association of Realtors. 2005 Florida Home Buyers & Sellers Survey

A 2005 National Association of Realtors Survey of Florida home buyers and sellers found the 29% of sellers chose to sell without a Realtor. The median sale price for those sellers was $210,000. Ormond by the Sea Real Estate Market Analysis

Here's my take on the current Ormond by the Sea Real Estate Market. The slowdown in the current Real Estate Market has talk again about that big "Bubble" bursting. I don't see it that way. Many investors were speculating in Real Estate over the past few years due to the rapid increase in property values. What they wound up doing was to make the values increase even faster due to the demand they created. Most of the investors that were able to sell will put their profits into the stock market or elsewere now since the Real Estate Market has slowed. The Real Estate Market performed well prior to the influxs of speculators and I believe that following a "correction" that we are now experiencing properties will once again be selling. When property values are increasing quickly and properties for sale recieve multiple bids buyers have few choices. Now that things have slowed buyers have many more properties from shich to choose. Florida has no state income tax on earned personal income. Maybe that's why over 1,000 people move to Florida each day, or maybe the weather has something to do with it. There are many reasons for people to migate to Florida nad with the baby boomer generation reaching retirement age there appears to be reason to believe that the Ormond by the Sea Real Estate Market will be very strong again soon. Fastest Growing County in the USA

According to U.S. Census Bureau figures Flagler County, The neighbor to the north of Ormond by the Sea, for the second consecutive year, is the fastest growing by percentage. For the period ending July 2005 the County population grew 53% since the 2000 census.

Condo Association Windstorm Insurance

Volusia County oceanfront condo Associations can expect windstorm insurance rates to increase up to 222% this year. 8 Hurricanes in the past 2 years caused insurance losses over $30 Billion. The state will contribute hundreds of millions of dollars toward the losses of the Citizens Property Insurance Corp., the state backed insurance of last resort, and policyholders will be expected to pay the rest.

Real Estate Market Updates

Ormond Beach Real Estate Market watch The Florida Association of Realtors recently released statistics for March 2006. According to their figures for Volusia and Flagler Counties single family existing home sales were off for the 3rd consecutive monthe when compared to last year. 2006 saw 31% fewer sales but the good news is the the mediasn sales price increased 18%. Nationally the median sales price increased 7.4% in March as compared to 2005. Statewide the median price rose 17% while sales were off 22%. The U.S. Commerce Dept. recently reported that sales of new homes ion March were up but the median price dropped 22%.
