Plantation Bay Golf and Country Club in Ormond Beach Florida has a new state of the art Spa and Fitness Center.  Facilities are available to members only.

 

  This new facility has Varied exercise equipment including cycles, treadmills and free weights.  The facility also includes TV monitors, lockers,and steam rooms.

On the grounds are 10 lighted clay tennis courts, basketball, 2 bocce courts, Spa and a pro shop.

The Spa offers massages and facials by appointment. 

 At the back of the building with a view of the clubhouse across the lake is a heated lap pool and a zero entry pool.  The pool area also has lounges for sun bathing.

When the inspection report comes back with items that need to be addressed, wherever possible, I suggest the buyer and seller negotiate a reasonable price to be paid at closing for the buyer to accomplish the work.  This of course applies only to situations where the work is not of a nature that it must be accomplished prior to closing.

Quite often the seller or a friend or relative will "finish the job" so that it will satisfy the inspection requirements, but it will not be the type or quality work required or expected by the buyer.  Replacing doors, windows, fixtures, ect. are examples of items that can vary widely in price and quality and may be a matter of taste and décor.   Would you rather have the ability to select the materials and the contractors or would you be happy having the seller's brother-in-law take care of it?

So if I were the buyer I'd rather have the money and let the wife pick out what she likes.  What say you?
