Ormond By The Sea, Florida condo market analysis February 28, 2010


We have 6 more condos for sale in Ormond By The Sea through the Daytona Beach Area Multiple Listing Service than at the beginning of February 2010.   The 94 condos currently for sale range in asking price from $83,900 for a first floor at Winchester Manor to $750,000 for the first floor 4 bedroom at the Tiffany, and 53 of the 94 are asking $200,000 or less.  In addition to the 94 for sale there are 9 condos under contract awaiting closing, 6 of which were also pending at the beginning of February 2010.  Many Ormond By The Sea, Florida condo owners continue to have expectations higher that what the current condo market will bear, as reflected in their asking price. May-be some of them will get lucky and sell above market. The table below summarizes the current for sale inventory of Ormond By The Sea, Florida condos for sale by condo building.

Homes sold in Ormond By The Sea, Florida February 2010

The average sale price was 94.4% of the asking price for the 9 Ormond By The Sea, Florida homes sold in February 2010 through the Daytona Beach Area Association of Realtors Multiple Listing Service. One sale was over $200,000 and 5 others were under $100,000 making the median sales price $96,000. Seven or the sales were either bank owned or short sales.

The lowest sale price was a 3 bedroom 2 bath on Laurie Drive for $67,000 and the highest was a 3 bedroom 2 bath on Sandpiper Ridge Drive for $205,000. The number of homes sold in February 2010 is consistent with the number of sales in February of each year since 2006, each year in February there have been 8-11 homes sold in Ormond By The Sea, Florida.
As a side note the lowest sale price in February 2006 was $200,000 for a 2 bedroom 1 bath on Roberta Road.
If 9 Ormond By The Sea homes sold every month and no new homes came on the market it would take14 months to eliminate the current inventory of 126 homes for sale.

February 2010 Ormond By The Sea, Florida Condo Sales Analysis

A short sale of a Mariners Bay Townhouse Condo was one of two sales in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors Multiple Listing Service. The townhouse sold for $100,000. The only other sale was a 2nd floor Sunny Beach Club Condo unit that sold for $125,000.
February has been a relatively slow month for condo sales in Ormond By The Sea, Florida recently 3 condo sold in 2009, 6 in 2008, zero in 2007 and 1 in 2006.
We don’t really need any more reminders of what has happened to real estate values but the Sunny Beach Club Condo sale last month at $125,000 compares to the February 2006 sale of a 3rd floor condo unit for $265,000. There was a Mariners Bay Condo that sold in 2006 for $286,000. That Mariners Bay Condo was re-sold in 2008 for $180,000.

A few hints for buyers who need to finance a real estate purchase. 

- Obtain a recent credit report and review it with a mortgage specialist.
There may be ways to raise your score prior to applying for a loan.
-Increase the down payment. Since risk-averse lenders are avoiding conventional 95 to 100 percent mortgages, an applicant who can make a 10 to 20 percent down payment is much more likely to be approved.
-Be prepared to verify income and assets. It’s far more difficult to obtain “no-documentation” or “low-doc”
loans today because of stricter underwriting standards.
-Apply for a government-guaranteed loan from the Federal Housing Administration (FHA) or U.S. Department of  Veterans Affairs (VA). These loans can finance up to 100 percent of the purchase price.
-Shop around for rate quotes from banks and mortgage companies and get a pre-approval letter indicating the amount of mortgage financing you qualified for.

Now for a few things to avoid while getting ready to apply for a home loan
(or even after you apply but before the loan is closed).

1. Do not change jobs, become self-employed or quit your job.
2. Do not buy a car, truck or van (or you may be living in it)!
3. Do not use charge cards excessively or let your accounts fall behind.
4. Do not spend money you have set aside for closing.
5. Do not omit debts or liabilities from your loan application.
6. Do not buy furniture especially if it needs to be financed.
7. Do not originate any inquiries into your credit.
8. Do not make large deposits without first checking with your loan officer.
9. Do not change bank accounts.
10. Do not co-sign a loan for anyone.

What is a condo?

So what is a condo anyway??

Condo is simply a short name for condominium and is often used to describe an individual unit as well as the complex.
A condominium is individual ownership of a unit in a multiunit project that also includes undivided ownership of common areas such as grounds, parking lot, pool, etc. The project itself is generally similar to an apartment building except that each unit is individually owned. Condominium units may be occupied by full time residents, second homes used at various times throughout the year by family & friends of the owner, and/or available for rent.

Condominium Associations
Each condominium is run by an association which is made up of the unit owners. The association is a not for profit corporation with responsibility for maintaining the common elements of the condo including the building exterior. Unit owners are members of the corporation and they elect a volunteer board of Directors from their membership to run the day to day operations and maintenance of the building and grounds. Every unit in the complex has one vote in matters requiring a vote of the membership.
Each condo has By-Laws and Rules & Regulations governing use of the property & various restrictions such as on pets or rentals. Governing documents are recorded in the public records when a condominium is created and dictate how the association and the board of directors is made up, elected, the annual meeting and other corporate matters. Condominiums are a product of quality design and a sensitivity to the needs of residents.

Mortgage Companies May Sue Walk-Away Borrowers


ATLANTA, Feb. 22—Homeowners who are considering "walking away" from their home to avoid making their mortgage payment need to know that their mortgage company may try to file a lawsuit to recover the amount owed on the home.
In addition, homeowners who sell their home for less than the amount they owe—a process called a "short sale"—may be sued for the unpaid balance, even after the sale of the home. Finally, homeowners with unpaid home equity loans or second mortgages may also face legal action if they "walk away" from an unpaid mortgage, or conclude a short sale.
"My advice is that no homeowner should ever simply walk away or turn in the keys without receiving a document that absolves them of all liability," said Frank Alexander, professor of law at Emory University School of Law and a member of the board of directors of Consumer Credit Counseling Service (CCCS) of Greater Atlanta.
"A borrower facing a foreclosure should assume that a post-foreclosure lawsuit is possible," said Alexander. "In addition, no homeowner should ever participate in a short sale without receiving a signed agreement clarifying that all outstanding debt has been forgiven. The same is true for all deed-in-lieu of foreclosure resolutions."
Before the current mortgage crisis, mortgage companies usually did not sue homeowners after foreclosure or short sales because many borrowers had little income and few remaining assets, according to Alexander.
But the increase in homeowners deciding to "walk away" from their homes means mortgage companies may file more lawsuits to try and recoup their losses. In addition, Alexander says that mortgage companies are often selling promissory notes for the amount owed on the mortgage, at steep discounts, to collection agencies. The collection agencies will likely pursue the former homeowner to collect the amount owed.
Because some borrowers who decide to walk away from their homes still have good incomes, Alexander predicts an increase in the number of lawsuits filed by mortgage companies to obtain garnishment of a homeowner's wages. "Garnishment actions are going to become quite common in late 2010 and throughout 2011 and 2012," he says.
If a homeowner involved in a foreclosure, a short sale, or deed-in-lieu of foreclosure has any questions about this issue, Alexander recommends that they hire an attorney to determine if their mortgage company has any basis for legal action.

China Taste is coming soon to Ormond By The Sea, Florida

There is a coming soon sign at 1228 Ocean Shore Blvd. at the Ormond Mall for China Taste, a take out only Chinese restaurant. Chinese Taste will be a couple of doors down from the hairdresser toward the south end of the mall. We can only hope that the food is good and that they can stay in business longer than the Chinese Buffet that was at the north end of the mall a few years back.

January 2010 Ormond By The Sea, Florida home sales

Only one of the 7 January 2010 Ormond By The Sea, Florida homes that sold were bank owned or short sales.  There are 35 additional homes under contract awaiting closing and almost 70% of those are forclosures or short sales.  A short sale is when the lender accepts less than what is owed on the mortgage for a property.  Last January (2009) there were 5 sales, and in January 2007 & 2008 there were 10 homes sold. 

The homes sold in Ormond By The Sea, Florida in January 2010 range in price from a 2-bedroom 1-bath on Azalea Drive for $89,900 to a 4-bedroom on Sea Oats Terrace with a pool and ocean view for $450,000.  The average sales price for the 7 sales was $178,743.  The Sea Oats sale was a short sale and added $45,000 to the average sale price for the month.

Ormond Mall Publix Update

The Ormond Mall Publix in Ormond By The Sea, Florida is coming along nicely, in anticipation of an early March 2010 opening. The exterior of the building looks complete and half the parking lot has been refinished. In a quick peek inside, before I was evicted, I saw the check out stations in place and the freezer aisles all ready.




It looks like Ormond by the Sea, Florida will have a big beautiful new Publix store in about a month.

January 2010 Ormond By The Sea, Florida condos sold

In January 2010 through the Daytona Beach area MLS there were 2 condos that sold in Ormond By The Sea, Florida.  A 1-bedroom at Ocean Shores Condo sold for $50,000 and a 3-bedroom at Oceanaire sold for $250,000.  Since 2006 there have been 4 or fewer sales every January.  There were 13 sales in January, 2005.  There are currently 7 Ormond By The Sea condos under contract awaiting closing.  The Ocean Shores condo was a renovated 3rd floor unit that was on the market 91 days.  The Oceanaire condo was a top floor unit with a large roof deck, storm shutters and a fireplace that was on the market for 327 days.

As an example of how values have droopped in recent years, the Oceanaire 3-bedroom that sold has one other just like it that sold in 2005 for $500,000 and again in 2006 for $400,000.

A Tiny Cruise Line closes in Daytona Beach, Florida

A Tiny Cruise Line specialized in sunset cruises with the city lights glimmering on the Halifax River and mid-day cruises to watch the dolphins and other river wildlife. They operated an 1800’s style fantail launch from Halifax Harbor in Daytona Beach, Florida at 501 South Beach St. A Tiny Cruise Line ceased operations after 18 years.

Ormond By The Sea, Florida has 124 homes for sale through the Daytona Beach area MLS.  An additional 35 homes are under contract awaiting closing and almost 70% of the 35 are short sales or forclosures.  Asking prices of the 124 homes for sale range from $74,500 to $1.7 million.  About half of the homes are priced under $200,000 and 10 are under $100,000.  About 20% of the homes are 2-bedroom 1-bath and they are priced up to $230,000.  Three bedroom homes with 2 baths account for 52 of those for sale and are priced from $75,000.

There are 88 condos for sale in Ormond By The Sea, Florida through the Daytona Beach area MLS as of February 1, 2010.  Directly on the ocean within the Ormond Beach city limits (from Ormond By The Sea to Granada Blvd.) there are 7 condos for sale and that number is not included in the 88 Ormond By The Sea total.  The average time on the market for the 7 Ormond Beach condos is 304 days and the average asking price is $268,814.
Asking price for the 8 Ormond By The Sea, Florida condos for sale range from $87,500 at the Winchester Manor to $750,000 for a 4-bedroom at the Tiffany.  Forty-seven of the 88 have asking prices of $200.000 or less.
Asking prices for 2-bedroom 2-bath condos on the west side of A1A range from $114,900 to $249,900 and both happen to be Kingston Shores units.  The average asking price is $170,622 for the 2/2 on the west side of A1A in Ormond By The Sea, Florida.

Ocean View Realty Group compiled this analysis of Ormond By The Sea Condo sales through the Daytona Beach Area Association of Realtors Multiple Listing Service for the 10 year period of 2000 to 2009. This is the decade in review. Ormond By The Sea Florida Condo sales statistics for the past decade.

Three new condominium buildings opened in the decade, Barrier Island at 3000 Ocean Shore Blvd. opened in 2000, the Ocean Shore Condo at 1075 Ocean Shore Blvd. opened in 2002, and the Capriana at 1425 Ocean Shore Blvd opened in 2006.

If average sales prices increased 5% each year from 2000 to 2009 the average sale price in 2009 would be $152,409 for a 2 bedroom 2 bath condo on the west side of A1A in Ormond By The Sea, Florida. Vince Carter’s Restaurant opens in Daytona Beach, Florida

Orlando Magic star and Mainland High School Graduate, Vince Carter, has opened a restaurant at 2150 LPGA Blvd. just east of I-95 in Daytona Beach, Florida. The new restaurant has outside porch dining, a large main dining room, a VIP room, sports bar and piano bar. Mr. Carter is anticipating frequent visits by his Orlando Magic teammates and other celebrities. There are lots of TV’s in the sports bar section so everyone can watch the game. Lunch is served 11:00a.m. to 4:00p.m. daily.

2009 Condo Sales Ormond By The Sea, Florida

While the number of condos sold through the Daytona Beach Area Association of Realtors Multiple Listing Service in Ormond By The Sea, Florida (59) was higher than the total numbers in 2006 (43) to 2008 (41) it remains much lower than the average of 95 for the years 2000 to 2004 when the market was more “normal”.

Projecting the 59 sales per year forward would mean we currently have a year and a half of inventory, which is still very high and continues to indicate a buyers market.

A complicating factor could be foreclosures, which have shown no sign yet of slowing. There is a possibility that many more foreclosures will be coming on the market over the coming months since we are unable to close on many short sales.

Fish City Grill closes in Ormond Beach Florida

The Fish City Grill at the Trails Shopping Center in Ormond Beach has closed. The restaurant, which opened just a couple of years ago, is apparently another victim of these difficult economic times. The franchisee was unable to get a rent reduction sufficient to keep the business open.

Whale watching season on Florida’s East Coast

Whale watching season on Florida’s East Coast
December to March is when the endangered North Atlantic Right Whale migrates to the east coast of Georgia and Florida for calving. This is the only known calving area for this whale. Volunteers have been recruited & trained and are actively observing the shoreline to report sightings of mothers and calves. To report a sighting or a North American Right Whale call the hot line at 1-888-979-4253. Right Whales have been known to reach 60 feet in length and weight up to 117 tons. It is believed the whales live for about 70 years.  There was a day of watching many whales around the Flagler Beach pier January 29, 2010.

New Ocean Front Park in Ormond By The Sea, Florida

Work has begun on a beachside park in Ormond By The Sea, Florida at Roberta Road on the east side of A1A. The site was the location of the Happy Whale Condominium and the Happy Whale Restaurant. Those buildings had not been well maintained for many years and were demolished in 2001 due to an accumulation of code violations.

Part of the same project includes approximately 1 acre on the west side of A1A at Carol Road that will provide additional parking for the park. Completion of the park, which has not yet been named, is expected this summer and possible as early as May 2010. Amenities anticipated at the park will be beach access, restrooms and showers. There will be no playground or picnic pavilions so if you are looking for those things you will need to go down the road a few hundred yards to Tom Renick Park. <br />

The lowest sale price was $74,900 and the highest was $407,600. Four of the 14 sales were 2 bedroom 1 bath and 6 were 3 or more bedrooms. The average sale price was $145,986 the median sales price was $130,000. At 14, the number of December 2009 sales exceeds the December 2008 total of 3 and the December 2007 total of 6

Several restaurants have occupied the small building at 2986 Ocean Shore Blvd. in Ormond By The Sea, Florida in recent years and none has survived from any length of time. Pip’s Beachside Bar and Grill is the latest restaurant to close at that location. Pip’s was open there abut one year.

Condo market watch for December 2009 in Ormond By The Sea, Florida

The number of Ormond By The Sea condos for sale through the Daytona Beach Area Association of Realtors Multiple Listing Service has dropped to 86 primarily due to the expiration of listing agreements during the month of December 2009. There were 24 condos that expired during the month. Some were re-listed. There are 6 under contract pending sale and 8 condos sold in Ormond By The Sea during the month of December 2009. Of the 86 condos for sale 45 are asking below $200,000. Direct Ocean Front condo building have 28 condo for sale average in price from $210,000 to $750,000. Asking prices for 2 bedroom 2-bath condo on the west side of A1A range from $95,000 to $249,900. Nine of the direct ocean front condo for sale are at the Capriana, which opened in 2006. All of those condos are 3 bedroom 3 bath and range in asking price from $449,000 to $699,000.

Fourth quarter 2009 Ormond By The Sea, Florida condo sales.

In October to December 2009 there were 15 Ormond By The Sea, Florida condo sales through the Daytona Beach Area Association of Realtors Multiple Listing Service that closed. There are 6 condos under contract pending closing as of the end of 2009. An even dozen of the condos sold were 2 bedroom 2 bath on the west side of A1A. Sold prices for those averaged $156,083 with the lowest at $136,500 and the highest at $180,000.  The 15 sales in 2009 are slightly higher than the 11 in October to December 2008 and the 8 closings in 2007 and the 10 in 2006.  Sales prices or 2 bedroom 2 bath Ormond By The Sea condos on the west side of A1A in 2007 ranged from a low of $198,000 to a high of $265,000 the lowest sale price in 2006 was $220,000.

December 2009 Ormond By The Sea, Florida condos sold

Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) there were 8 Ormond By The Sea condos sales that closed in December 2009. The lowest sales price was at Winchester Manor for $50,000 and the highest price was at direct oceanfront Regency Plaza. The average sale price of the 6 sales between the highest and lowest was $147,583. The number of sales (8) is higher than the 2 in December of 2008 and 2007 and the 3 in 2006. All 8 of the December 2009 sales were 2 bedroom units, and none were listed as short sales or foreclosures.  One of the sales used conventional financing, 2 were financed through the FHA and 5 buyers paid cash.
