Here is a summary of Ormond By The Sea, Florida condo sales activity for the First Quarter 2011. All activity is from the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS).  The average sale price for all 15 condo sales was $143,941 and 6 of the sales had lender involvement as a short sale or foreclosure.

The average sale price and the volume of sales is up from last year and the number of sales is higher than in recent years.  The chart below shows a comparison to recent years

Florida Housing program to help the hardest hit homeowners 

Florida Housing (Florida Housing Finance Corporation) has a FREE program for Florida residents that is a foreclosure prevention effort.  Florida's Hardest-Hit Fund program (HHF) is a targeted unemployment program funded by the US Government that provides temporary assistance to eligible homeowners. 
Applicants will not be asked to pay for any eligibility determination services in conjunction with applying for the Florida HHF program.
Homeowner Requirements in addition to a financial hardship include:
 Must be a Florida resident and occupy the property as their primary residence.  Must be unemployed or underemployed total household income must be below 140% of the area median income (AMI).   Applicants must have an active checking or savings account that can be debited by the ACH method of funds transfer.

 Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 12 Ormond By The Sea, Florida homes sold in March, 2011.  Five (5)  of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 45 homes under contract waiting closing and 27 of those have lender involvement. The highest priced home sold was a 34 bedroom on John Anderson Drive for $385,000 and the lowest priced was a 2-bedroom 1 bath on Palmetto Drive for $50,000.
Comparing to last year, there were 18 Ormond By The Sea Florida homes sold in March,  2010 and 5 of those involved the lender.

 Through the Daytona Beach Area Realtors® Multiple Listing Service (MLS) there were 3 Plantation Bay Golf and Country Cub home sold in March, 2011.  Additionally, there are 10 homes under contract waiting closing and 4 of those have lender involvement as either a short sale or foreclosure. The homes sold were:
2 bedroom on Kingsley Circle for $170,000
4 bedroom on Magnolia Lane for $366,000
4 bedroom on Castlehawk Lane for $623,500
There was no lender involvement in any of the March 2011 homes sold in Plantation Bay Golf and Country Cub

 Five condos sold in Ormond By The Sea, Florida during March, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), two of which involved a lender.  That number is consistent with the 2010 average of 5.5 sales each month.  March, 2009 had 4 sales and there were 5 sales in 2010.   
There are also 15 condos under contract pending sales closing and 8 of those
involves a lender.
Of the 85 condos actively for sale on the market, 6 involve a lender.
The high inventory of  85 Ormond By The Sea condos for sale continues to indicate a buyers market and is about 17 months of inventory if we continue to sell 5 each month.  There was an average of 5.5 condos sold each month in 2010.Here is the list of the March, 2011 condo sales.

Quarterly homes sold analysis for the first quarter 2011 in Ormond By The Sea, Florida
Almost half of the 40 homes sold in Ormond By The Sea, Florida during the first quarter of 2010, through the Daytona Beach area Association of Realtors® multiple listing service (MLS) had lender involvement.  Lender involvement would be a short sale, foreclosure or lender owned property. 
The lowest sold price during the quarter was $50,000 for a 2 bedroom  1 bath on River Shore Drive and the highest was a 3 bedroom 3 bath on John Anderson Drive. 

Comparing 2011 to previous years, the chart below shows the continuing decline in values and an increase in the number of sales.

Ormond by The Sea, Florida Publix opens liquor store


Publix has opened a liquor store at the Ormond Mall in Ormond By The Sea at
1258 Ocean Shore Blvd. The new liquor store is south of the Publix Supermarket at the Ormond Mall.  The new store has a good selection of liquor, beer and wine, mixers and ice so stop in and check it out.  Look for the weekly specials to save some money.  Ormond Mall is on SR A1A about 3 miles north of  Granada Blvd.(S.R.40).    For addition information call 386-441-0414.

There are 92 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Realtors®  Multiple Listing Service as of March 31, 2011.   An additional  45 homes are under contract awaiting closing.  As has been the case in recent months lenders are pricing their properties more aggressively to get quicker sales.  Lenders are involved in 12 of the 92 homes for sale (13%) and 27 (60%) of the 45 homes under contract.
