Ormond By The Sea Florida had 8 Condos sell in the 4th quarter of 2007. Half of the total were directly on the ocean (4) and 2 of these were at the new Capriana. The 4 sales of 2 bedroom 2 bath Condos with ocean view on the west side of A1A were $198,000, $215,000, $216,500 and an Ocean House Condo for $265,000. Making the average sale price $223,625. But the average should be $209,833, without the Ocean House sale, and that would be more reflective of the actual market. The 2005, 4th quarter average sale price for these Condos was $322,500 and the 2006, 4th quarter average sale was $246,667. With few execptions sales since early 2007 have been in the $200,00 to $215,000 range indictating prices may have begun to level off at that range.
