2007 Ormond By The Sea Condo Market

There were 50 Condos sold in Ormond By The Sea in 2007 compared to 43 in 2006. Five of the 2007 sales were listed by Ocean View Realty Group. At the end of 2006 there were 151 Condos for sale and at the end of 2007 there were 125. Many owners, espewcially those that purchased at the higher end when the market was hot are holding out for prices to go back up before putting their property on the market. Some would face a substantial loss if their property sold in the current market. Almost half of the 50 Condos sold in 2007 sold for $215,000 or less. There were 11 sales of 2 bedroom, 2 bath, ocean view condos above the first floor for $215,000 or less. That compares to zero in 2006. Of the 10, 2006 sales under $215,000 all were non ocean view or first floor units. Selling prices for ocean view condos across A1A from the beach in 2006 ranged from $265,000 to $346,000. Those selling prices are pretty much unattainable in the current market. According to Zillow.com's latest Home Value Report, home values in Ormond Beach decreased 20.7% in the first quarter of 2008, compared to the first quarter of 2007. Nationally, single-family home values decreased 7.5% while condo values declined 9.0% during this same period. Median U.S. home values experienced the most significant year-over-year decline in 12 years, pushing values back to 2005 levels. Meanwhile, one out of every two homeowners who purchased during the market peak in 2006 is now underwater on their mortgage. “We’re seeing signs of growing demand for homes in our market – especially from the Baby Boomers,” said Nancy Riley, a broker with Coldwell Banker Residential Real Estate in Pinellas County and 2007 president of the Florida Association of Realtors® (FAR). “More boomers are turning 60 every year and a substantial number are looking to buy in Florida.” According to the U.S. Census Bureau, there are 76 million members of the baby boomers generation born between 1946 and 1964. As of 2007, the boomers range in age from 61 to 43 and comprise nearly 28 percent of the adult U.S. population. If only 5 percent of the boomers eventually retire to Florida, that alone would add 3.8 million new residents. “We are in for a retiree boom, and we are in the right place for it,” said Patricia Osborne, a sales associate with Prudential Tropical Realty’s Port Richey office. Looking at 2006 Census statistics, Osborne said 10.6 percent of the U.S. population will reach retirement age in the next decade. “That's nearly 32 million people who are age 55-65 right now,” she said. “Because of our weather, the cost of living and the services already in place, we will continue to attract retirees.”

Right Whale in Ormond By The Sea Florida

On Friday evening Jan 25th, 2008 a deceased Right Whale was discovered on the beach in Ormond By The Sea, Florida, around the 2700 - 2800 block. On Saturday the whale was taken by 2 tractors down the beach to the Lifeguard Station across the street from Alfie's Restaurant where it was transferred to a trailer and taken away to be examined by scientist to determine the cause of death.

Condo Sales In Ormond By The Sea

As of January 23rd, 2008 there have been 2 Condos sold in Ormond By The Sea. Both are 1 Bedroom 1 Bath and both are third floor units. One is at the Regency Plaza, directly on the beach and sold for $147,000. A Corinthian Villa unit sold for $145,000. Both Condos were for sale for many months and were orginially offered at much higher prices. Interesting to note the sale prices being so close for an Ocean Front Condo and one across the street. Strange things happen in a slow market. La Bella Vista, a Gourmet Italian Market and Deli is open at 138 West Granada. Daytona Lagoon has added the Phoenix, a 65’ swinging thrill ride in the center of the Go-Kart track. Noah’s Butcher Shop is coming soon at Granada Plaza. Fish City Grill is now open in the back of the Trails Shopping Center. Cafee Capri Restorante is now open in the Trails Shopping Center. Tradewinds Grille is now open on Hand Ave., in Ormond Beach Pure Skin & Body Care is open at 725 W. Granada. The Purple Dragonfly Boutique is open at 1462 W. Granada. US Airways begins nonstop service to Charlotte from the Daytona Beach Airport in February. Air Tran Airways will offer nonstop service to LaGuardia from the Daytona Beach Airport in February. No new date has been announced for this seasonal service. Air Tran has also resumed a Saturday Flight to Baltimore. LOCAL NOTES An outbreak of Red Tide in early October had everyone coughing. A Holding Company of General Electric Asset Management has purchased the Hilton Daytona Beach Oceanfront Hotel at 100 N. Atlantic Ave. for $142 million. The Hotel was formally a Marriott and Adams Mark. According to State Population Data 9,195 people moved to Volusia County in the 12 month period ending September 30, 2007. Most of the new residents came from other areas in Florida. DBCC celebrated their 50th Anniversary in October 2007. Ormond Beach will be erecting "Gateway" signs at entrances to the city over the next several years. Expansion of the Ocean Center in Daytona Beach is still set to be completed next summer. The Greyhound Bus Station in Daytona Beach has seen a makeover with new paint, tile and restrooms. INC. Magazine has rated the Deltona/Daytona Beach/Ormond Beach area as the Fifth hottest place in the country for Business in medium sized cities. The Daytona Beach area CVB has launched a new Ad Campaign to promote the area as a prime tourist spot. A1A from Granada to the Flagler County line was granted Scenic Highway Designation along with the Loop. Route 1 in Ormond Beach from a few blocks north of Granada to the county line will be resurfaced beginning soon. The project should be completed next summer. Florida Hospital Ormond has topped off the new building, which is scheduled to open in July, 2009. J & P Cycles is open at 145 Destination Daytona. A new Playground is open at Fire Station 91 on Atlantic Ave. in Ormond Beach. The theme is a Fire Station and Fire Truck. Bottom Of The Ormond By The Sea Reqal Estate Sales Market

A recent article in the Daytona Beach News-Journal By Business Writer Thomas S. Brown quotes Economist Hank Fishkind of Winter Park Florida. Mr. Fishkind's anaylsis indicates sales around the State have bottomed out and are now beginning a slow recovery. He found very little price erosion occured in most markets in Florida in 2007. While Mr. Fishkind predicts more homes will be sold in 2008 than in 2007 he is also predicting sale prices will be pretty much stagnate for a few more years. October to December 2007 (4th Quarter) Condo Sales in Ormond By The Sea

Ormond By The Sea Florida had 8 Condos sell in the 4th quarter of 2007. Half of the total were directly on the ocean (4) and 2 of these were at the new Capriana. The 4 sales of 2 bedroom 2 bath Condos with ocean view on the west side of A1A were $198,000, $215,000, $216,500 and an Ocean House Condo for $265,000. Making the average sale price $223,625. But the average should be $209,833, without the Ocean House sale, and that would be more reflective of the actual market. The 2005, 4th quarter average sale price for these Condos was $322,500 and the 2006, 4th quarter average sale was $246,667. With few execptions sales since early 2007 have been in the $200,00 to $215,000 range indictating prices may have begun to level off at that range. December 2007 Ormond By The Sea Condo Sales

Ormond By The Sea had 2 Condos sell in December 2007, so that leaves little validilty for statistical anaylsis. Compared to 2006 December faired well since 2 of the 3 December 2006 sales were at the new Capriana Condo. The other was also a Direct Oceanfront Unit at Seawinds Condo. The 2007 sales were a 3 bedroom at the Gemini (across from Publix) and a 2 bedroom unit at Ocean House. Ocean House Condo has the December sale at $265,000 and the next most recent sale in August for $275,000. These sale prices are significantly higher than other area condo sales. Since August the highest price paid for a 2 bedroom condo on the west side of A1A was $216,500. Other sales of condos and townhomes were $215,000 or less from August to December 2007 and that includes 11 sales.
